Stonygarth, 286, Tadcaster Road, North Yorkshire, YO24 1ET

A substantial Arts & Crafts residence in one of York’s most desirable settings, beautifully proportioned with exciting potential and generous gardens, all within easy reach of the city Description Stonygarth is an impressive and well proportioned Arts & Crafts residence, set within one of York’s most sought-after locations and enjoying exceptional open views across the sweeping green spaces of the Knavesmire, York Racecourse and the Hob Moor Local Nature Reserve.

Dating from the 1930s, this much-loved family home occupies a wonderfully generous plot of around 0.4 of an acre and is framed by immaculate, mature gardens.

Despite its tranquil, village-like setting, the city centre lies just minutes away.

Extending to over 4,300 sq ft, the house now offers an exciting opportunity for sympathetic modernisation, allowing a purchaser to enhance and personalise one of York’s most distinctive and characterful homes.

The welcoming entrance vestibule opens into a handsome wood-panelled hallway, from which the principal reception rooms flow.

The elegant drawing room is a particular highlight, featuring a striking bay window with built-in seating and double doors opening directly onto the garden.

A well-proportioned dining room, also with a graceful semi-circular bay, leads through to a delightful garden room, with an adjoining sun room and sewing or hobby room beyond.

This substantial suite of rooms offers excellent scope to create a spectacular open-plan kitchen, dining and living space, subject to the necessary consents.

Multiple sliding doors flood the rooms with natural light and allow the south-west facing gardens to be enjoyed throughout the year.

The centrally positioned kitchen/breakfast room connects seamlessly with the rest of the ground floor and is fitted with a good range of cabinetry, integrated appliances and a peninsular island, complemented by a walk-in pantry.

A boot room and utility room provide excellent practical storage and connect directly to the garage. A charming study and a guest cloakroom complete the ground floor accommodation.

A turning staircase with oak balustrade and handrail rises to a generous landing.

The principal bedroom is a superb, light-filled dual-aspect room with doors opening onto a balcony, offering breath-taking views across Hob Moor and the Knavesmire.

Bedroom two is another large double room, also dual aspect, with its own balcony.

Bedroom three enjoys a south-facing balcony and open views, while a further double bedroom overlooks the garden and benefits from built-in storage.

The bedrooms are served by two bathrooms and a separate WC, with additional storage cupboards on the landing.

A secondary staircase leads to two attic rooms, which could be converted into further bedrooms or ancillary accommodation, subject to the appropriate consents.

The gardens are a particular feature of Stonygarth, wrapping generously around the house.

The property was thoughtfully positioned at an oblique angle to maximise the south-west aspect, views and sunlight.

A patio and terrace run alongside the house, overlooking level lawns bordered by a variety of mature shrubs and established trees that create a wonderfully private and verdant setting.

A pathway leads to a timber summerhouse and greenhouse beyond.

The gardens are secure and enclosed, with gated access to the garage and a paved driveway providing generous parking for several vehicles.
