Life at No.1 Marlborough Buildings, Bath There are homes that impress. And then there are homes that alter the way you live. No.1 Marlborough Buildings belongs firmly in the latter.

Set beside the Royal Crescent and looking into the greenery of Victoria Park, this is one of Bath’s most distinguished addresses.

The architecture is world recognised, the setting timeless, and the atmosphere beautifully peaceful. Here, the city’s finest crescents, terraces and parkland form the backdrop to daily life.

Now presented once more as a singular private residence, No.1 Marlborough Buildings has been masterfully returned to the scale, elegance and sense of occasion for which it was first conceived.

Behind its handsome Georgian façade, noble proportions, soaring ceilings and sensitively restored rooms speak to Bath’s golden architectural age while every modern comfort has been introduced with remarkable care and discretion.

It is a house that quietly bridges two worlds: The grace of its origins and the ease of contemporary living.

Scandinavian duo Suite_07 comprehensively re-engineered and restored the house under their Residence_07 category, achieving the discipline and performance of a newly constructed home within one of Bath’s most important Georgian settings.

From the outset, the intention was clear: To restore the building’s historic fabric with absolute fidelity while delivering the precision, comfort and infrastructure of a modern private residence.

A respected heritage architect was appointed. Detailed applications were submitted and resubmitted. Months were invested resolving elements many would have considered too minor to pursue.

Nothing was rushed. Nothing was approximate. Every intervention was measured against one question: Was this true to the building?

The result is a rare turnkey residence where luxury sits quietly within heritage. Proportions have been honoured. Craftsmanship has led the way.

Materials have been selected not for show, but for permanence, tactility and calm. From the moment of arrival, the house carries itself differently.

The generous entrance foyer, finished in marble flooring and elegant detailing, introduces the sense of scale that carries through every floor.

Beyond it rises through seven storeys of beautifully arranged living space, offering five bedrooms, four bathrooms, further rooms for dressing, study or guests, and a layout that adapts gracefully as life changes.

The kitchen is exceptional. Designed and installed by Smallbone, it brings together classical joinery, contemporary precision and the assurance of truly bespoke design.

At its centre sits a dramatic marble island, conceived more like a piece of fine furniture than a conventional workspace.

Gaggenau appliances, regarded by many as the Rolls-Royce of kitchen engineering, sit alongside integrated refrigeration, temperature-controlled wine storage and beautifully considered cabinetry, all speaking to a specification chosen without compromise.

It is a room equally suited to serious cooking, effortless entertaining and the quieter rituals of daily life.

The reception rooms are among the house’s most compelling spaces, where tall sash windows invite natural light deep inside and rare dual and triple aspects bring a sense of volume and connection to the surroundings.

From the upper floors, the house rises into the treetops of Victoria Park, with views across the lawns of the Royal Crescent and some of the most celebrated architecture in Britain.

The principal bathroom is magnificent in both presence and atmosphere. It occupies a room of rare scale. Twin sash windows draw light deep into the room.

Softly veined marble floors set a serene and elegant tone. A sculptural freestanding bath forms the centrepiece. A walk-in shower is set discreetly behind a slender glass panel.

Designer Apparatus Studio lighting adorns the walls of this luxurious retreat.

Circular backlit marble lamps add a layer of contemporary glamour and the result is a space of tranquillity, comfort and indulgence that brings pure joy.

Further bath and shower rooms continue the same language of restraint and quality. Stone, marble, bespoke joinery and carefully chosen finishes carry the design story consistently through the house.

On the lower ground floor, the rhythm changes entirely.

Here, a private wellness suite offers space to slow down and reset, with a private sauna, shower room and a treatment room suited to massage, exercise or quiet retreat from the pace of the day.

Practicality, too, has been elevated. The integral heated garage is an extraordinary luxury in this position, allowing you to step from hallway to car without meeting the weather.

A second garage to the rear, EV charging and further private parking provide practicality rarely found at any price point in the city centre.

Below, the wine cellar introduces an entirely different atmosphere.

Exposed stone walls frame a space made for slow evenings, choosing a bottle, sharing a glass with friends or retreating after dinner as the rest of the house settles above.

A bespoke design by renowned cellar designers Sorrells Cellars is due to be installed, bringing another layer of craftsmanship and occasion to this already evocative room.

For those relocating from further afield, a private concierge package may be made available at the owners’ discretion, offering assistance with settling into life in Bath and making the transition as seamless as possible.

What makes No.1 Marlborough Buildings special is not simply its beauty, nor even its address.

It is the rarity of finding a house of such historic stature that has been restored so completely, so intelligently and so elegantly for modern life. A private residence of consequence.
