“This house was extensively renovated to maximise space and comfort.

Chimney breasts have been removed, kitchen fan extraction has been integrated into the hob allowing for a full size pantry and 'American' fridge, and the washroom moved to the basement.

There is no better spot to watch fireworks on Bonfire Night or nye than the loft looking out over the hills, and watching Air Balloons fill the sky from the deck in the summer.

You can hear owls hoot and spot grey herons on roofs.” The Home A well-presented five-bedroom house across four floors, the property features a basement, dormer lof conversion, off-street parking and has had a full renovation carried out in recent years..

The ground floor has a welcoming hallway leading into a front living room with a bay window and engineered oak flooring.

To the rear is an open-plan kitchen/diner with space for a large dining table and direct access out onto the deck.

The kitchen is fitted with Howdens units, a full pantry, Corston hardware, Neff self-cleaning pyrolytic oven, Neff microwave and a Samsung induction hob with integrated extraction.

The first floor has three bedrooms, including two generous doubles and a smaller bedroom that would work well as a nursery, study or dressing room.

The three piece bathroom suite is located on this level too.

The loft has been converted to create two further bedrooms, along with a stylish shower room with underfloor heating and useful eaves storage.

The basement provides a brilliant amount of additional storage, with multiple cellar rooms and a utility/washroom area.

The house has also had a new boiler and plumbing, a full rewire, hardwired network cabling to each floor, new windows, extra insulation between the terrace walls and engineered oak flooring across the ground and first floors.

Outside Space To the rear the kitchen/diner opens onto a raised decked terrace, added in 2024, with space for outdoor seating and a pleasant outlook over the garden.

Steps lead down to a large rear garden with a lawn, planted borders and a patio area at the far end.

There is rear lane access, with space for off-street parking and potential to install an electric car charging point, subject to any necessary consents.

Living in Brislington Runswick Road is situated on the edge of Arnos Vale Park, in a popular pocket of houses between Wells Road and Bath Road, combining green spaces with excellent transport links.

It’s a lovely neighbourhood where we the vendors have enjoyed sledding on snow days, foraging for berries and wild cherries in summer, and stopping in to play in the park on the way home from school.

The street hosts a friendly close knit group of residents with a helpful Whatsapp group and hosts annual Christmas advent windows, book exchanges and an annual street party in the summer.

The St Christopher's church plays host to so many events and activities such as fitness classes and children's groups.

Arnos Vale isn’t the only green space nearby - Redcatch Park and Community Garden, Perrett’s Park, and the expansive Callington Road Nature Reserve provide fantastic open spaces for the summer.

The area also offers a wealth of amenities on its doorstep, with Sandy Park Road just 10-minute walk away, offering The Deli @ Sandy Park, Grounded, Sandy Park Greengrocers and possibly the best pizza in Bristol from Ciccio's Kitchen weekend pop-up outside the local Sandringham Pub.

Meanwhile Wells Road and its increasing number of popular bars, cafés, and restaurants is 10 minutes walk away.

The Knowle Pub, located just a few streets away, is a favourite local spot, perfect for a Sunday lunch or a drink in the garden.

The area is well connected to Bristol City Centre, which is approximately a 30-minute walk away or easily reached by bike or bus along Bath and Wells Roads.

It is located ideally at a junction allowing easy access via several arterial routes.
