16 Ellesmere Road, Bristol, BS4 5DY

Having been extensively renovated by the current owners, this semi-detached home on Ellesmere Road is ready to move into, offering space and quality throughout!

**Overview** Inside off the entrance hallway, the living space is made up of separate yet combined spaces.

The living area is at the front and features a bay window that lets in plenty of light while the dining area at the opposite end has ample space for a table and patio door access on to the garden.

The kitchen is connected to the reception spaces thanks to the removal of the doviding wall - having been upgraded to a high spec, the shaker style kitchen has quartz work surfaces, generous cupboard and counter space and some integrated appliances.

Contained within an extension to the house is a bedroom and shower room that adds very useful extra space for larger families.

The garage was previously split in two, creating a utility room and a large storage area, both of which are accessible from inside the house.

Upstairs are three bedrooms, two doubles and a single, and the family bathroom.

The front double bedroom has a bay window and a recess that is perfect for adding wardrobes while the back double bedroom, another generously sized room, has a view over the garden and the playing field behind the house.

The single bedroom is a good size for the smallest bedroom, the bathroom has been modernised recently and features a stylish white suite with a shower over the bath.

Completing the house is the loft conversion, completed by the current owners.

Finished to as high specification as the rest of the house, there is lots of built in storage, a window providing a view toward the playing field behind the house and a spacious en-suite shower room making this an ideal master bedroom.

**Outside** The rear garden is a good size and boasts a sunny south-facing aspect.

Securely enclosed, there is a patio area adjacent to the house as well as a generous area of lawn giving plenty of room for children to play.

There is also a decked area in the corner providing more seating. **Location** Located toward the southern edge of Brislington, there is a wealth of green space nearby.

Callington Road nature reserve is a short walk away, as is Knowle golf course and the path that leads to the Stockwood nature reserve.

The house is also within easy walking distance to West Town Lane Academy (primary, 0.1 miles) and Oasis Academy Brislington (secondary) is 1 mile away.

For those needing access into town, a short walk to the '#2' bus service will get you to Temple Meads station in around 25 minutes!
