Theynes Croft, Long Ashton, Bristol, BS41 9NN

A substantial, five-bedroom, modern, detached, family house in Theynes Croft in Long Ashton, very conveniently located, along the foot/cycle path, for Northleaze Primary School and Birdwell Primary School.

On the ground floor, on one side of the entrance hall is a large sitting room, with a bay window to the front and opening onto a conservatory, and then the garden, to the rear.

On the other side of the entrance hall, there is a further reception room/dining room and separate kitchen.

We expect some buyers will look to knock through between the kitchen and dining room, to create a larger, open-plan kitchen/dining/family room.

Although others will want the separate room, whether primarily as a dining room, second sitting room/snug, playroom or home office/study.

The large sitting room also has sufficient space for a dining area within it. Off the kitchen, there is a utility room, with a door to the garden.

Upstairs, there are three bedrooms on the first floor, two with en-suites, and two further double bedrooms and a bathroom on the second floor.

There was an additional bathroom on the first floor, but there is now a larger, lighter, landing area, however a bath/shower room could be reinstated, if a fourth was required for any reason.

Both the upper bedrooms are spacious rooms with good natural light, with porthole-style windows to the side, as well as velux-style windows to the rear and dormer windows to the front.

Externally, there is a south-west facing, two-tier garden, the upper section is patio, leading to the lower section, a decked area.

Plus, this property benefits from that often sought-after feature: a double garage!

There is a door in the rear of the double garage, providing access to and from the garden, via a path to the side of the property. There is also parking in front of the double garage.

This property is particularly well-positioned, right by the footpath that leads to Dawson’s Walk Woodland and both local primary schools, Northleaze Primary School and Birdwell Primary School (without even crossing a road!).

The footpath also leads to nearby Gardeners Walk park/playground area, along the Ashton Brook, and to footpaths/dog walks across neighbouring countryside, so a lot of greenery and walks on the doorstep.

Plus, the main footpath is also the cycle path to the David Lloyd Leisure complex, the Ashton Court estate/parkland and to the harbourside and city of Bristol.

There is also the park and ride, next to David Lloyd, at the end of the village.

The primary schools, large family houses and a village with great amenities, so close to Bristol and with such good transport links, yet also surrounded by parks, woods and countryside, are some of the reasons so many people want to move to Long Ashton.

Due to the size, proportions and location of this property, especially with the south-west facing garden and double garage, we expect this property to be very popular.

An ideal property for a lot of growing families! There is also the benefit of there being no onward chain.

Location Long Ashton is particularly well-positioned, between the city of Bristol and the open countryside of North Somerset. The village is surrounded by fields, woods and golf courses.

It also benefits from a David Lloyd Leisure Complex and the Ashton Court Estate at one end of the village, and at the other, Gatcombe Farm Shop and Ashton Hill.

Residents enjoy the convenience of a local Post Office, pharmacy, doctors, dentists, hairdressers, barbers, vets, Co-op supermarket, three/four pubs, the renowned Little Tipple, The Old Library (now a modern cafe/bar/pizzeria) and a local bakery.

There are two highly regarded primary schools within Long Ashton (Birdwell Primary School and Northleaze Primary School), as well as a choice of independent schools and secondary schools within easy reach.

The Long Ashton Village Hall, Café and Community Centre provide a hub for community activities/groups and a venue for the village market.

Plus, there are playgrounds, a football pitch, a bowling green, tennis courts and a cricket club, along with local parks and woodlands to enjoy.

Bristol's Harbourside is only 2 or 3 miles away, while Clifton and central Bristol are only 3 or 4 miles from Long Ashton.

This is a fantastic location, between the city and the countryside, with a thriving village community and plenty of village amenities, yet so close to the wonderful city of Bristol!
