Rowlands Farm, Cottage, 2, Newchapel Road, Lingfield, RH7 6BJ

Enjoying a peaceful semi-rural setting approximately half a mile from the sought-after village of Lingfield, this individual oak-framed barn conversion offers an excellent opportunity for buyers looking to create a character home in a desirable location.

Forming one of just two conversions, the property retains a wealth of original features, including an exposed oak frame, vaulted ceilings and traditional ledge and brace doors.

Whilst requiring a programme of modernisation, it provides the perfect opportunity to update and personalise a home with genuine character. The property is offered to the market with no onward chain.

The accommodation centres around a spacious triple-aspect sitting room, where the vaulted ceiling and exposed oak timbers create a light and welcoming living space.

The kitchen is fitted with a range of wall and base level units and offers excellent scope for refurbishment and reconfiguration to suit modern living.

There are two well-proportioned double bedrooms, including a principal bedroom with a semi-vaulted ceiling and views over the front aspect.

A family bathroom, fitted with a roca steel bath and matching sanitaryware, completes the accommodation.

Outside, the property benefits from private gardens with plenty of potential for improvement and landscaping, allowing the next owner to create an attractive outdoor space to complement the home.

Further benefits include gas fired central heating and double glazed windows. Properties of this nature are rarely available.

Offering character, generous accommodation and significant scope for improvement, this is an ideal purchase for those looking to modernise and create a unique home, all within easy reach of Lingfield's village centre, mainline railway station and surrounding countryside.
