Upper Aughton Road, Birkdale, Southport, Merseyside, PR8 5EX

This substantial corner property offers a rare opportunity to acquire a versatile building currently arranged as two self-contained apartments within a single property title.

Having been successfully rented on long-term assured shorthold tenancies for many years, the property will now be sold with full vacant possession, presenting an excellent prospect for buy-to-let investors or residential buyers seeking a spacious home with flexible accommodation.

The ground floor apartment benefits from its own private entrance accessed via the shared driveway.

Upon entering, the accommodation flows into a central lounge which provides a comfortable living space.

From here a rear hallway leads through to two well-proportioned bedrooms, a family sized bathroom and a separate kitchen.

Both the lounge and kitchen provide access to the enclosed rear courtyard garden which offers a private hard-standing outdoor area ideal for seating and low maintenance use.

Off the rear hallway there is also access to a particularly large sub-level basement cellar which provides useful storage space and potential for a variety of additional uses.

The second property forms a spacious maisonette arranged over the upper floors and is accessed via its own private pathway which leads to a storm porch and separate entrance doorway.

Stairs rise to the first floor landing where there is access to a generous front lounge and a well-proportioned double bedroom.

Also located on this level is a spacious breakfast kitchen together with a family bathroom.

A further staircase leads from the landing to the second floor where two additional bedrooms are located, creating a well-balanced and practical layout.

The property occupies a highly convenient corner position at the junction of Matlock Road and Upper Aughton Road and is ideally situated for a range of local amenities including well regarded infant and secondary schools, nearby parks and excellent transport links.

The ever popular Birkdale Village is within easy reach and offers an array of café bars, restaurants and independent boutiques, together with a main line railway station providing regular passenger services to both Liverpool and Southport.

Offering excellent flexibility, the property presents an attractive investment opportunity with potential combined rental income estimated in the region of £1,700 to £1,800 per calendar month.

Alternatively, with some internal adaptation, the property could also be reconfigured to provide a spacious and well laid out family home.

Early viewing is strongly recommended to fully appreciate the size, versatility and potential this property has to offer.
