The Coach House, Brixton, PL8 2AU

A Beautifully Presented Period Cottage with Exceptional Versatility, Enclosed Gardens and Superb Outbuildings Dating from circa 1840, this attractive period cottage occupies an enviable position within the sought-after village of Brixton, Devon, enjoying the rare combination of a peaceful village setting, generous private grounds and excellent accessibility to Plymouth and the wider South Hams.

The property is a particularly appealing example of a traditional Devon cottage, retaining the character and individuality expected of a home of this age while incorporating a substantial extension and a versatile arrangement of accommodation suited to contemporary family life.

With its combination of period features, generous living space, private gardens and an impressive range of outbuildings, it offers considerably more than a conventional three-bedroom cottage.

The Property Approached from the road, the cottage immediately conveys a sense of history and permanence, with its traditional appearance complemented by carefully maintained gardens and extensive ancillary accommodation.

Internally, the property provides a highly flexible arrangement that can readily adapt to different requirements.

The principal accommodation includes four bedrooms and three bathrooms, with the extended part of the house providing valuable additional space.

Depending upon individual requirements, this area could accommodate an older relative, visiting family members or guests, or could provide an independent-feeling suite for teenagers or adult children.

Alternatively, the additional accommodation could be particularly well suited to those working from home.

The flexibility of the layout means that rooms can be used as offices, studios, hobbies rooms, playrooms, additional reception space or informal leisure areas, allowing the property to evolve with its occupants.

The principal living areas combine the warmth and atmosphere of a historic Devon home with the practicality expected of a modern residence.

Period details provide a sense of authenticity, while the later additions create the space and adaptability that can sometimes be difficult to find in traditional village properties.

The accommodation is therefore equally attractive to a family looking for a long-term home, purchasers seeking multi-generational accommodation, or those wanting sufficient space to entertain, work and pursue hobbies without compromising the character of their surroundings.

Gardens and Outside Space Outside, the property becomes particularly impressive.

The beautifully enclosed gardens provide an exceptional degree of privacy and create a peaceful environment in which to enjoy the outdoors.

Established planting, areas of lawn and sheltered spaces combine to create a garden that is both attractive and practical, with ample opportunity for outdoor dining, entertaining, children's play or simply enjoying the tranquillity of village life.

The enclosed nature of the gardens is especially appealing, creating a secure and secluded setting despite the property's convenient position.

There is considerable scope for the keen gardener to develop the existing planting further, while those seeking a lower-maintenance environment will equally appreciate the established framework already in place.

A notable feature of the property is the collection of traditional stone outbuildings. These provide a wonderful complement to the cottage and offer an unusual amount of useful ancillary space.

Subject to any necessary consents, the outbuildings could lend themselves to a variety of uses, including workshops, storage, garden rooms, hobby spaces or home-working accommodation.

Their traditional construction also adds considerably to the visual appeal and sense of history of the property.

The property further benefits from ample off-road parking, a valuable feature in any village home.

An open barn currently provides a particularly useful combination of covered parking and storage, offering space for a vehicle while also accommodating garden equipment, bicycles, tools and other household items.

For purchasers requiring space for several vehicles, recreational equipment or work-related storage, this combination of parking, barn and outbuildings represents a significant practical advantage.

The city is also home to a number of major employers and educational institutions, including the University of Plymouth and Plymouth's extensive medical and healthcare facilities.

The nearby River Yealm and surrounding coastal landscape provide opportunities for sailing, boating, paddleboarding, fishing and walking, while the South West Coast Path offers an extensive network of spectacular coastal routes.

The wider area includes a number of highly regarded destinations, including Wembury, Noss Mayo, Newton Ferrers, Kingsbridge and Salcombe, each offering its own combination of beaches, waterfront scenery, independent businesses and outdoor activities.

The location is therefore particularly well suited to those who enjoy an active outdoor lifestyle.

From a morning coastal walk to an afternoon on the water or an evening in Plymouth, the property provides an excellent base from which to explore both the countryside and coast of South Devon.

A Particularly Versatile Village Home In all, this is a distinctive and characterful period property offering an unusually compelling combination of historic charm, generous accommodation, modern flexibility and exceptional outside space.

The four-bedroom, three-bathroom accommodation, together with the extensive additional space, offers genuine versatility for modern family life.

The enclosed gardens provide privacy and tranquillity, while the traditional stone outbuildings, open barn and generous off-road parking add a level of practicality rarely associated with village cottages.

Its position is equally compelling: A peaceful and characterful Devon village setting, surrounded by beautiful countryside and within easy reach of Plymouth, the South Hams and the coast.
