Grainingfold Farm, Five Oaks, Billingshurst, RH14 9AT

Grainingfold Farm is a beautifully presented country house with exceptionally spacious bright accommodation.

The lateral design and attractive weather-boarded elevations are reminiscent of the architectural style of the houses of New England and Cape Cod.

The main living spaces are flooded with natural light and flow from a stunning vaulted entrance hall, with numerous French and bi-fold glazed doors connecting to a sensational deck which spans the entire rear elevation and provides outstanding outdoor space for entertaining and relaxing with family and friends.

With a 27 ft sitting room, a 19 ft dining room, a 28 ft family room/cinema, and a kitchen/breakfast room measuring 20 ft x 16 ft, there is no compromise, and the separate study can also double up as a sixth bedroom if required.

There are 4 excellent ground floor bedroom suites, and upstairs, a luxurious and notable main bedroom suite comprising a bedroom with a balcony, a large fitted dressing room, and a spacious bright ensuite bathroom.

The whole suite extends to over 1000 sq ft and there is a wonderful outlook over the garden, and distant rural views, particularly from the balcony.

Within the grounds, the stunning detached party barn is an enviable entertaining space. It is full of character, with a superb vaulted ceiling, bar, kitchen and prep area, and a shower room.

Adjacent to this, there is existing planning consent for a new barn style building with consent for change of use to add ancillary accommodation which could stand alone as a 'holiday let', or be associated with the existing barn.

The property features efficient renewable energy sources for hot water and heating including solar thermal panels, ground source heat pump, and air source heating for the swimming pool.

Outside The house is approached via a long drive and through secure electrically operated gates.

The drive rises to a wide parking area in front of the house and garages and overlooking a picturesque pond.

The garden landscaping is exceptional, with abundantly planted beds around the house, mature hedging, and long established wooded and hedgerow boundaries.

A spectacular deck spans the entire rear elevation of the house with a veranda and separate pergola providing covered dining and entertaining space leading directly from the entrance hall, sitting room, dining room, and the study.

The deck looks out over the meadow garden towards the shepherds hut and paddock beyond.

To the south lies a lovely fruit and vegetable garden with raised beds, a soft fruit cage, a potting shed and a greenhouse.

Beyond, and with separate vehicle access, there's a stable yard with 4 loose boxes, tack room, extensive hard standing, and a covered tractor barn.

The land, which extends to about 7.75 acres in all includes fenced grazing paddock land lying to the north east of the driveway. Further land is available by separate negotiation.
