The Cliffs, Greenways, Brighton, BN2 7BL

The Cliffs, Ovingdean – A Distinctive Coastal Address Set against the dramatic backdrop of the Sussex coastline, The Cliffs is an exceptional residential development that brings together striking Art Deco architecture, beautifully considered contemporary interiors and an enviable coastal setting.

Located in Ovingdean, on the outskirts of Brighton, this landmark building has been thoughtfully transformed to create a collection of 64 individual one, two and three-bedroom apartments, surrounded by more than 10 acres of landscaped grounds and enjoying far-reaching views across the sea and the South Downs.

A Building Steeped in History With a history dating back to 1938, The Cliffs has long held a special place within the local community, originally serving as a pioneering rehabilitation centre for blind veterans.

Today, its distinctive architectural character and historic significance remain central to its appeal, with the building’s Art Deco heritage carefully complemented by modern design and contemporary comforts.

The result is a development that offers a genuine sense of character, combining the elegance of a bygone era with the convenience and quality expected of modern apartment living.

Contemporary Interiors with Timeless Appeal Throughout the apartments, the specification has been carefully selected to create stylish, comfortable and practical living spaces.

Engineered oak flooring, elegant detailing and bespoke kitchens sit alongside refined bathroom finishes, with a palette of quality materials that complements the building’s original character.

The kitchens are particularly impressive, featuring deep Regiment Green Shaker-style cabinetry, Calacatta Grey Quartzstone worktops, brushed brass detailing and integrated Neff appliances.

Brass boiling-water taps add a further touch of convenience, while selected three-bedroom apartments benefit from the additional luxury of a double oven and wine cooler.

Bathrooms and en-suites offer a similarly considered finish, with Villeroy & Boch sanitaryware, vado brushed gold fittings, illuminated mirrors and heated towel rails.

Underfloor heating in the bathrooms adds an extra layer of comfort, while fitted wardrobes with integrated lighting and carefully planned living spaces enhance the practicality of each home.

Exclusive Facilities for Residents Life at The Cliffs extends well beyond the individual apartment.

Residents can enjoy an impressive range of communal facilities, including an indoor swimming pool, private gym, games room and concierge service.

Communal outdoor spaces include a terrace and courtyard garden, while a dedicated playground provides an additional amenity for families.

Allocated parking, together with a 10-year new-home warranty, adds further reassurance and convenience.

Set within its extensive grounds, the development offers an appealing balance between private residential living and the benefits of a thoughtfully designed community.

An Exceptional Coastal Setting One of the defining attractions of The Cliffs is its position between the open countryside of the South Downs and the Sussex coastline.

The nearby Beacon Hill Nature Reserve provides a wonderful setting for walking and enjoying the local wildlife, while the coastal path offers access towards Ovingdean Beach and the popular Undercliff Café, ideal for a leisurely stroll beside the sea.

The neighbouring village of Ovingdean retains a charming village atmosphere, with a strong community spirit, local societies, the much-loved Wild Flour Pizza and the historic St Wulfran’s Church.

For those who enjoy exploring the surrounding area, the picturesque village of Rottingdean is close by and offers a delightful mix of independent shops, cafés, restaurants, traditional pubs and attractive green spaces.

Kipling Gardens provides a particularly appealing spot to unwind, while local favourites include The Plough Inn, The Windmill Bakery & Delicatessen, Shane’s Kitchen and The Trellis Restaurant & Tea Rooms.

Rottingdean’s historic streets and village character offer a welcome contrast to the livelier atmosphere of central Brighton, which is within easy reach for a wider choice of shopping, dining, culture and entertainment.

Education and Connectivity The surrounding area offers a choice of educational establishments, including the independent schools Roedean and Brighton College, alongside Longhill High School, Ovingdean Nursery and Saltdean Primary School.

Brighton’s renowned shopping districts, independent boutiques, galleries and restaurants are also accessible, making The Cliffs an appealing choice for those seeking a quieter coastal lifestyle without losing touch with the amenities and attractions of the city.
