Stable Cottage, 39b Preston Park Avenue, Brighton, BN1 6HG

Description Guide Price: £1,500,000 - £1,700,000 Hidden away from one of Brighton's most distinguished residential avenues, Stable Cottage is a remarkable link-detached home where contemporary architecture, beautifully considered interiors and an extraordinary sense of privacy come together.

Despite its charming name, this is no conventional cottage.

Behind its traditional pitched roof and understated exterior lies a substantial family residence, comprehensively designed around light, space and the relationship between indoor and outdoor living.

A magnificent open-plan kitchen, dining and living space forms the heart of the house, complemented by additional reception rooms, four bedrooms, a principal suite with vaulted ceilings and dressing room, and a striking separate contemporary annexe, offering excellent flexibility for those seeking a four or five-bedroom arrangement depending on how the space is used.

Together, the main house and additional building provide approximately 2,319 sq ft of accommodation, arranged around beautifully landscaped south-facing gardens, generous entertaining terraces, established planting and three off-street parking spaces across two separate driveways.

The result is an individual home offering a compelling combination of architectural character, contemporary comfort and flexible family living, all within moments of Preston Park and the surrounding amenities of one of Brighton's most sought-after residential neighbourhoods.

Preston park avenue | an address of enduring appeal Preston Park Avenue occupies a particularly desirable position within Brighton's residential landscape.

Characterised by substantial Victorian and Edwardian houses, mature trees, generous plots and an impressive variety of architectural styles, the avenue has long attracted those seeking a quieter, more established setting without sacrificing proximity to the city.

Its appeal lies in the balance it achieves.

The broad, tree-lined surroundings and proximity to Preston Park create an almost suburban sense of space and greenery, yet Brighton's independent shopping districts, cultural attractions, restaurants and seafront remain readily accessible.

Within this setting, Stable Cottage offers something rather different.

Discreetly positioned away from the main thoroughfare, the house enjoys a degree of privacy that is increasingly difficult to find in central Brighton.

It also benefits from two separate points of vehicular access, with the official driveway from Preston Park Avenue providing one parking space and serving as the main approach for visitors.

A secondary mews driveway, accessed from Preston Drove, leads to two further secure, gated parking spaces reserved for occupants.

It is a property that reveals its character gradually, with its generous accommodation, contemporary additions and private landscaped gardens creating a residential environment that feels distinctly removed from the everyday activity of the city.

The architecture | traditional character meets contemporary design One of Stable Cottage's most appealing qualities is the contrast between the traditional architectural form of the principal house and the contemporary spaces that have been created within and around it.

The pitched roof, gabled elevations and more established proportions of the original building provide a sense of permanence and character. The property also has a fascinating history.

According to the current owners, the site originally formed part of a Victorian horse-drawn fire station, with the stables housing the horses used to pull the fire engines.

It is this earlier chapter in the building's life that gives Stable Cottage its name.

Before the neighbouring mews houses were built, the original plot enjoyed two separate approaches, including a wide road leading directly towards Preston Drove and the driveway from Preston Park Avenue that remains in use today.

During the renovation of Stable Cottage and neighbouring Stable House, the owners uncovered reminders of the property's past, including the old cobbled driveway and a historic lamppost at the end of the Preston Park Avenue approach.

Originally detached, Stable Cottage was subsequently linked to neighbouring Stable House when the narrow gap between the two buildings was enclosed, creating its present link-detached arrangement.

Inside, the approach is altogether more contemporary.

Clean architectural lines, carefully considered glazing, generous open plan spaces and a restrained palette of materials create an environment that feels bright, modern and exceptionally comfortable.

Large windows and glazed doors connect the principal living accommodation directly with the garden, while the interior finishes introduce warmth and texture without compromising the clarity of the overall design.

The separate annexe takes this architectural contrast a stage further.

With its striking flat roof, dark brickwork, expansive glazing and contemporary detailing, it introduces an entirely different architectural language while remaining closely connected to the main residence through the landscaped outdoor spaces.

Rather than competing with one another, the buildings create an interesting and highly individual composition.

The kitchen | the heart of the home At the centre of the ground floor is an impressive open-plan kitchen, living and dining room extending to approximately 26 ft 11 in by 24 ft 9 in at its maximum dimensions.

This is a wonderfully sociable space, designed to accommodate the different rhythms of family life, from informal mornings and everyday dining to larger gatherings and entertaining.

The kitchen itself is a particularly attractive example of contemporary design.

Sleek, handleless cabinetry in a high-gloss finish provides extensive storage, while a substantial central island introduces both practical workspace and a natural focal point.

This combination of established residential surroundings and access to Brighton's independent cultural life is one of the reasons Preston Park continues to attract such a broad range of buyers.

Education and connections | A location that works For families, Preston Park Avenue is particularly well positioned for access to a range of established schools.

Balfour Primary School, Dorothy Stringer and Varndean are among the educational establishments serving the wider area, alongside a choice of independent schools across Brighton and Hove.

School admissions and catchment arrangements should, of course, be checked independently. Transport connections are another important advantage.

Preston Park railway station provides services towards London and Gatwick, making the location particularly attractive to those who commute or travel regularly.

Brighton station and the city centre are also readily accessible, while the A23 and A27 provide connections towards the wider Sussex countryside and national road network.

The property's dual access is another valuable feature: Pedestrian access is available from Preston Park Avenue, while vehicular access is taken from Preston Drove, leading to off-street parking.

The seafront, Brighton's restaurants, theatres and cultural attractions remain within convenient reach, allowing residents to enjoy the quieter character of Preston Park without compromising on city life.
