Flat 2, Old Shoe Factory, Portland Square, Bristol, BS2 8RR

"Living on Portland Square has been one of the great privileges of our lives, and it's given us a way of experiencing this city that we know we'll struggle to find anywhere else.

We're right in the heart of Bristol here, close enough to walk into the city centre or over to Stokes Croft for its independent restaurants, shops and bars whenever the mood takes us, and we've loved being able to wander down to Faro Bakery for coffee and pastries, or across to Cabot Circus for its shops, The Odeon and its restaurants, both no more than five minutes away on foot.

Even something as small as realising we're missing an ingredient for dinner has never been a problem, with M&S less than ten minutes there and back.

When we've fancied covering a bit more ground, a ten minute walk has opened up the whole of Stokes Croft and Gloucester Road's dining scene, and Castle Park has been a similarly easy fifteen minutes away with the Harbourside just beyond for everything else the city has to offer.

But it's the everyday moments that we'll miss the most.

Having our own private entrance so we can greet friends, family and neighbours straight from the street rather than through a shared corridor is truly special and convenient.

Sitting out among the ancient trees in the square on a summer evening and being back indoors within seconds makes the square feel like an extended garden.

Watching those same trees turn through their slow sweep of colour as the year moves on from the front room looking out over one of Bristol's most elegant Georgian squares is something that has made this house a home for us.

It is with real sadness, but also enormous pride in what it has given us, that we now pass it on to its next owners." The home Portland Square was built in the early 19th century and remains one of Bristol's most historic and architecturally distinguished squares, and this exceptional three-bedroom duplex apartment occupies a beautiful position within the iconic Old Shoe Factory building that fronts onto it.

It offers over 1,500 sq. Ft.

Of thoughtfully designed accommodation, combining striking period architecture with contemporary living, and its own private entrance means it feels much more like a house than an apartment.

The property is arranged over two floors, with the living accommodation occupying the upper level and all three bedrooms situated on the lower ground floor, giving a clear separation between entertaining and sleeping spaces.

The heart of the home is an open-plan kitchen and dining room, flooded with natural light and well suited to both everyday family life and entertaining.

The contemporary kitchen sits alongside generous dining space, complemented by a utility cupboard and a separate cloakroom.

To the front of the property, the living room showcases the building's heritage, with tall sash windows overlooking Portland Square, ultra-high ceilings, while original proportions combine with modern finishes and distinctive curved walls to give the home a character rarely found in newer developments.

On the lower ground floor, three generous double bedrooms are arranged off a wide central hallway.

The principal suite includes fitted wardrobes and an en-suite shower room, while the remaining two bedrooms share a spacious family bathroom.

This level also provides access to a private courtyard garden with a secluded seating area.

The property benefits from extensive storage throughout, its own private entrance, and two off-street parking spaces, including one allocated space, making it well suited to families, professionals or those requiring flexible home-working accommodation.
