Description **Auction Date 9th September - Please note you need to register to bid** A rare opportunity to acquire a substantial freehold property comprising a prominently positioned commercial building, an adjoining character cottage, and a separate detached two-bedroom coach house, all held under a single freehold title, in the heart of the historic and highly sought-after village of Audlem, Cheshire.

The property currently comprises a licensed commercial restaurant premises, together with a substantial adjoining residential cottage and a detached two-bedroom coach house with its own private garden.

**The commercial premises will be sold with the benefit of vacant possession upon the expiry of the current restaurant agreement in September**, providing purchasers with immediate flexibility to occupy, re-let, redevelop or convert, subject to the necessary consents.

Occupying a prime central village location, the property enjoys excellent visibility, strong footfall and consistent demand, supported by a thriving local community and year-round visitor appeal.

The forthcoming vacant possession presents exceptional scope for redevelopment, reconfiguration or repurposing.

Subject to obtaining the necessary planning consents, there is potential to convert the commercial premises into residential accommodation, creating multiple dwellings.

Furthermore, as the detached coach house is currently included within the same freehold title, the property offers an outstanding opportunity for **title splitting**, allowing purchasers to maximise value through the creation of separate saleable or income-producing assets.

The adjoining cottage retains a wealth of original character, including exposed beams and traditional features, offering generous living accommodation with multiple double bedrooms and versatile reception rooms.

While some modernisation would further enhance the property, it provides an excellent opportunity to add value and significantly improve its future resale or rental potential.

The detached coach house offers well-proportioned two-bedroom accommodation with the added benefit of a private garden, making it ideal as a standalone family home, holiday let, long-term rental investment or resale opportunity following a title split.

Situated within the picturesque Cheshire countryside, this is an exceptionally versatile investment, development and asset management opportunity.

Whether retained as a mixed-use investment, converted into residential accommodation, or enhanced through redevelopment and title separation, the property offers multiple exit strategies for investors, developers and owner-occupiers alike.

Based on comparable evidence, the potential Gross Development Value (GDV) is estimated to be in the region of **£750,000-800,000**, subject to planning, specification and prevailing market conditions.
