Analysing a deal

Work down the page

  1. 1

    Start with the verdict

The top of the page shows Archie's verdict (Pursue, Watch or Pass) and the headline figures. Open "How these figures were worked out" to see where each one comes from.

  2. 2

    Read Archie's view

Archie's short read of the property and, where the evidence allows, a suggested opening offer.

  3. 3

    Jump between sections

Use the section tabs: Overview, About, Value & comps, Returns, Deal, Area, Agent & docs and FAQ.

  4. 4

    Check the value

Value & comps ("What is it worth?") shows nearby sales used to sense-check the asking price.

  5. 5

    Set an offer

In Returns ("What does it return?"), enter an offer. The calculator follows it.

  6. 6

    Move it forward

Agent & docs holds the agent's details, outreach tools and your notes. Save the property with the heart, or add it to your pipeline.

Select "Report mode" near the title to choose which sections and comparables go into a report you can share. Report mode is on Pro and Max.
