London House, 40, Fore Street, St Just, TR19 7LJ

London house - A home & business opportunity An exciting opportunity to own a sizeable and attractive 4/5 bedroom home that has a wealth of original features with the added bonus of an impressive commercial space on St Just's busy Fore Street.

London House is a prominent fixture in the main street of St Just; having been a milliners and drapery store, a hairdressers, a delicatessen/restaurant and most recently a gallery and book shop - the shop frontage is hard to miss with large windows, a central entrance and art-deco decorative glass at a high level.

Beyond the shop there is a workspace at the rear with a WC, and access to the main living accommodation which also has its own entrance off Fore Street.

The beautiful thing about London House is the retention of the character features, alongside high ceilings and lots of flexibility in terms of the space it offers - this includes a garden at the rear with rear access where parking is available - a truly unmissable opportunity!

Description Starting as it means to go on, the long entrance hall presents you with the original tiled floor, a large, stain glass door and ceiling arch through to a rear utility/laundry/boot room.

Off the hallway, is an open-plan kitchen/sitting room with large windows at either end and some gorgeous original features.

Ascending the stairs, you pass a huge half-landing window and come to what is currently arranged as three bedrooms, a family bathroom and an additional living room; all off a light and spacious landing.

The first floor living room has original coving, an open fireplace and a large bay window and would make a seriously roomy master bedroom if desired.

The other three bedrooms on this floor are comfortably double bedrooms, and the bathroom retains the charm you would expect with a rolltop bath and bespoke cabinetry with exposed floorboards.

To the second floor is a vast space spanning the footprint of the main building, and within the attic space of London House.

The owners have insulated the ceiling, installed large Velux windows that offer elevated sea views, and installed a wood burner; creating a versatile live/work space that is peaceful, bright and offers in-built storage to the eaves.

To the rear of the property, is a pathway running in front of a neighbouring property that leads you to the walled garden that belongs to London House.

The garden has a block-built storage shed/workshop with double glazed windows, as well as a timber summerhouse that sits overlooking the lawned garden with a central pond.

The garden has some beautiful specimen trees and shrubs including a very well-established tree fern creating a sub-tropical feel.

At the rear of the garden is a timber gate giving access to a rear lane leading out to an area of parking - the neighbouring property also uses the rear gate, and so has a right of access through the garden.

There's no doubt this property has a wealth of possible uses, and it is immediately obvious that it offers someone a fantastic chance to run a business and live in the same building - it also offers anyone wanting an enviable home the opportunity to rent the commercial space for a passive income.
