105 Downs Valley Road, BN2 6RG

The present owners have extended and improved the property in their 40 plus years of ownership and are now looking to downsize.

As well as having much larger than average rooms, the property has large gardens to the front and rear with parking for 8 plus vehicles.

The front door leads to a spacious entrance hall with oak flooring and a cloakroom/wc. The lounge is to the front of the house, making the most of the views.

This room is a lovely size and has a brick fireplace with a gas stove, oak flooring and is a really versatile room.

Double doors lead to a good size kitchen which is extensively fitted with modern cream handless units on 3 walls.

There are a wide range of base units with deep drawers, cupboards and matching wall units. The ends of the units are curved and a solid granite working surface finishes off the kitchen nicely.

The kitchen has a range cooker, integrated microwave, fridge, freezer and dishwasher. A square matching island has a built in wine cooler/fridge, cupboards and again has a black granite worktop.

An archway leads to a 2nd reception room with 5 full height windows, French doors to the garden and a pitched glass roof.

Also on the ground floor are two double bedrooms with oak floors and fitted wardrobes. On the first floor, the feeling of space continues with a very large main bedroom with stunning views to the sea.

This room has a wide range of fitted wardrobes and its own full en-suite bathroom.

The second bedroom is also a large double room and a spacious family bathroom with a bath and separate shower completes the internal accommodation.

Outside, the property has a double length garage with power and light and off road parking on the driveway for several cars, via a double entry driveway. The front garden is laid to lawn.

There is also a 40’ feature raised sun terrace with smoked glass balustrades. The area is paved and has great views.

The rear garden measures 55’ x 50’ and is laid to lawn on two levels and has a large decked area to one end and a paved patio to the lower part of the garden.

The garden is nicely laid out and has access to the garage. The property is situated in a popular location in Woodingdean, close to all amenities including shops, schools and buses.
