7 Scraptoft Hall Church Hill, Leicester, LE7 9TW

A beautifully designed detached home set within the historic grounds of the magnificent Scraptoft Hall and offered with no onward chain.

Set within the historic grounds of the magnificent Grade II* listed Scraptoft Hall, Arch View is an impressive five-bedroom detached home extending to approximately 2,100 sq ft and arranged across three beautifully appointed floors.

Positioned within a peaceful cul-de-sac of just six homes and accessed through an attractive brick archway, the property enjoys a picturesque outlook across the residents’ pond and benefits from a large detached double garage together with generous driveway parking for four vehicles.

Built in 2015, the property forms part of a small collection of carefully designed homes within this exceptional conservation area.

The surrounding setting is rich in architectural heritage, with the hall itself, the neighbouring Grade I listed church, and a series of sensitively restored historic buildings creating one of Leicestershire’s most distinctive residential environments.

Arch View occupies a particularly special position within the development.

Being the first home visible as you enter through the archway, the property immediately captures the charm and character of the setting, with attractive views across the pond and towards the surrounding historic buildings, as well as glimpses of the hall itself from several of the elevated windows.

Accommodation The property is entered via a welcoming central entrance hall , where oak flooring immediately introduces the quality found throughout the home.

From here, there is access to a guest cloakroom/WC, a useful cloaks cupboard beneath the staircase, and stairs rising to the first floor.

To the right-hand side of the entrance hall lies the impressive kitchen dining room - a generous front-to-back space designed very much as the social heart of the home.

With windows to the front and French doors opening onto the garden, the room enjoys excellent natural light throughout the day and provides a wonderful setting for both everyday family life and entertaining.

The kitchen itself was replaced by the current owners approximately six years ago and features elegant shaker-style cabinetry by Wren, complemented by beautiful granite worktops and a substantial central island with breakfast bar seating - perfect for informal dining, morning coffee or gathering with friends while cooking.

Integrated appliances include a fridge, freezer and dishwasher, while a Stoves Sterling Deluxe range cooker provides an impressive focal point and will undoubtedly appeal to keen home cooks.

The dining area sits beside a large window overlooking the peaceful pond to the front of the property, creating a particularly pleasant backdrop for mealtimes.

French doors open directly onto the rear patio, allowing the kitchen to flow naturally into the garden during the warmer months and making outdoor dining and summer entertaining effortless.

A separate utility room, refitted by the current owners last year, provides additional storage together with space for a washing machine and tumble dryer, helping keep the main kitchen area uncluttered.

On the opposite side of the entrance hall, double doors open into the spacious living room - an elegant dual-aspect reception room that forms a wonderfully comfortable space to relax and unwind.

A large window to the front frames views towards the pond and surrounding buildings, while French doors to the rear open directly onto the garden, ensuring the room remains bright and light-filled throughout the day.

The dual aspect also allows for particularly beautiful light in the evenings as the sun sets to the front of the property.

At the centre of the room, a wood-burning stove set within the chimney breast and resting on a black marble hearth creates a warm and inviting focal point, making this a particularly cosy space during the colder months.

Oak flooring continues seamlessly from the entrance hall into the room, reinforcing the sense of flow between the main living areas and contributing to the home’s overall sense of quality and cohesion.

Bedroom Accommodation The bedroom accommodation is arranged across the upper two floors, offering a flexible layout that can adapt to a variety of lifestyles.

The first floor provides three well-proportioned bedrooms.

One particularly impressive double bedroom could easily serve as an alternative principal suite and benefits from its own walk-in wardrobe and en-suite shower room.

Two further double bedrooms are also located on this level - one of which is currently arranged as a study - together with the family bathroom.

The entire top floor has been thoughtfully arranged by the current owners to create a superb principal suite.

A spacious king-sized bedroom enjoys elevated views across both the front and rear of the development, while an adjoining bedroom has been transformed into an impressive dressing room fitted with a full complement of bespoke wardrobes by Sharps.

Completing the suite is a stylish shower room, creating a private and peaceful retreat at the top of the house.

Bathrooms All bath and shower rooms within the property were originally specified to an excellent standard when the home was constructed and have been beautifully maintained by the current owners.

Each space reflects a contemporary, high-quality design aesthetic, featuring modern tiling and sanitaryware from well-regarded brands including Porcelanosa and Roca.

The fittings are complemented by sleek chrome brassware and heated towel rails, contributing to a clean and luxurious feel throughout.

The overall styling remains both modern and timeless, with a specification that continues to feel in keeping with the quality and character of the home.

Gardens & Grounds The rear garden provides a private and well-established outdoor space extending to approximately 150 m2.

Positioned directly outside the kitchen, a generous paved terrace creates an ideal setting for outdoor dining and entertaining, particularly in the morning and early afternoon when the garden enjoys the best of the east-facing sunlight.

Beyond the patio lies a well-kept lawn bordered by established beds and borders planted with a variety of shrubs, trees and seasonal flowers.

During the spring and summer months the garden becomes especially green and leafy, creating a peaceful and attractive outlook from both the house and the seating area.

A pathway leads to the side of the property where an additional garden area offers excellent potential for raised vegetable beds, further planting, or additional storage if desired.

There is also a discreetly positioned shed behind the garage, together with convenient access into the garden via the personnel door of the detached double garage.

The garage itself is complemented by driveway parking for up to four vehicles in front, with additional space available when guests visit.

Setting & Lifestyle Life at Scraptoft Hall offers a rare combination of architectural beauty, privacy and community.

The development comprises a small collection of carefully restored heritage buildings, luxury apartments within the hall itself, and a limited number of modern homes designed in keeping with the historic setting.

At the heart of the development sits the magnificent Grade II* listed Scraptoft Hall, an elegant Queen Anne country house dating back to 1723 and surrounded by landscaped grounds and the ornamental lake originally laid out in the mid-18th century.

The result is a setting that feels more reminiscent of a private country estate than a conventional residential development.

Residents benefit from access to the surrounding landscaped grounds and ornamental lake, while the intimate nature of the development creates a friendly and neighbourly atmosphere.

Despite its tranquil setting, the property is extremely well placed for everyday amenities.

The village of Scraptoft offers a range of local facilities including a Co-operative food store, post office and community hub, while the nearby White House pub and Scraptoft Golf Club provide excellent dining and leisure options.

Leicester city centre lies approximately four miles away, offering extensive shopping, dining and cultural attractions, together with mainline rail services from Leicester Station providing direct connections to London St Pancras in approximately 1 hour 10 minutes.

A Rare Opportunity Homes within the Scraptoft Hall development rarely come to market - particularly properties of this size and position - making Arch View an especially rare opportunity.

Combining a generous and versatile modern home with one of the most architecturally significant and picturesque residential settings in Leicestershire, the property offers a lifestyle that is both distinctive and highly desirable.
