24, Manor Avenue, Brockley, SE4 1PD

Large, light and lovely Brockley Conservation Area townhouse with a plentitude of period features, a flexible layout, two front doors and two back doors.

A generous and smart lawned garden of over 75 feet hosts a sizeable garden studio/workroom with power. Walk nine minutes to St. Johns Station or 12 to Brockley Station.

Your handsome new flat-fronted five-floored home is currently arranged as a self-contained one bedroom flat to the lower ground floor, and a generous four/five bedroom maisonette to the upper floors.

In all you have two bathrooms and one shower room, and reception space is notably bountiful.

Entering through the formal front door on the upper ground floor you are pleasingly greeted by high ceilings and stripped floors.

To your right you have a through-room with timber doors diving or connecting the two spaces. To the front you have a natural dining room, of nearly 14 feet by over 12 feet.

High skirtings, original (painted) window shutters and box work, a central cast iron fireplace with marble surround, plus ornate coving and ceiling rose seriously impress.

A beautiful room in which to entertain. Adjacent is your hand-built kitchen (worktops are stainless steel) with large sash window to gorgeous garden vistas.

Beautiful box work and shutters bring the smiles again. To the rear of this floor you have a guest w.c. And utility/boot room space by the back door out to the garden.

Moving to the first floor now you have a modern shower room on the half-landing (which works well as a guest w.c. Too), then two large rooms to front and back.

The front room (of 18 feet by 13 feet) is currently enjoyed as a reception room. It could instead be a fab bedroom.

Stripped window shutters, stripped floors, and a central fireplace pleasingly feature.

The bedroom next door is 13 feet by 12 feet, in a deep green hue, with an alcove cupboard, feature fireplace and sash to garden views.

Your second floor delivers a delightful bathroom, and a pair of double bedrooms (these are 13 feet by 12 feet and 13 feet by nearly 11 feet). Both have feature fireplaces.

Your third floor (a deftly-done loft conversion) is a well-lit large double bedroom with loads of accessible storage to the eaves.

Your lower ground floor (which can easily be opened-up to upstairs again) in current setup has a good double bedroom of 14 feet by 12 feet to the front of the house, and a sizeable reception room is adjacent.

The kitchen rests off the reception and it is here that you access the garden. A neat modern internal bathroom and a store (under the front steps, accessed in your entrance lobby) complete matters.

We have mentioned your two closest stations. It is also an easy walk to New Cross, Lewisham and Deptford DLR stations.

You are well-placed for buses as well; with Lewisham Way at the foot of the street (useful routes include the no. 21 to London Bridge and the no.

436 to Battersea plus the new BL1, which will whisk you to Waterloo). This is such a pretty, leafy, well-connected spot.

You have a Brockley postcode (SE4) but you are close to SE8, SE14 and SE13: You can enjoy all four therefore.

Brockley Market is a Saturday-must (10am - 2pm), with street food and artisan groceries, veg stalls etc.

The Talbot pub is a popular and well-run local (their roast dinners and tacos particularly impress). Middleton coffee shop is a good tip for coffee, pastries, brunches and sourdough loaves).

Meze Mangal (restaurant) on Lewisham Way is also lovely.

Brockley has strong independent restaurants such as Mauby, Ellary’s and Break The Fast, and cocktail bars: Brickfields, Joyce, and you’ve got Brockley Brewery of course.

The Deptford High Street area, including Deptford Market Yard, is super trendy, with bars, night spots, cafes, restaurants and breweries.

We particularly rate Marcella, The Watergate, Jars Bar and Yuzu. Deli X is nice for fresh loaves, simple lunches, coffee and posh deli items.

Central New Cross is close, with Goldsmiths Uni and Goldsmiths cca (contemporary art gallery, open to the public) plus nice pubs like The Rose Inn and The Amersham Arms.

S.O.S and Mughead are cool coffee spots. Central Lewisham is close (just over half a mile) for mall shopping and markets and Glass Mill Leisure Centre (there is a monthly Sunday market here too).

Green space? Stroll to Hilly Fields in seven minutes, or walk about half an hour for Greenwich Royal Park. You are also close to lovely Ladywell Fields. Schools?

Local popular primaries (with nursery provision) include Ashmead and Myatt Garden. For secondary phase, Hatcham College, Deptford Green, Prendergast and Addey & Stanhope are all close.
