The original flagstone floor and mullioned windows add to the character of this light and airy space.

The kitchen leads to the snug which benefits from underfloor heating and panoramic views of the gardens through wall to wall sliding glass doors.

A separate sitting room featuring a large carved hamstone fireplace and log burner offers a quieter space away from the main living areas.

Window seats and exposed beams fill this room with old world charm. There is also a door to the garden and a door to a second staircase which winds up to the master suite.

The study/sixth bedroom with attached kitchenette provides flexibility as a home office, bedroom or playroom.

This versatile space could be equally useful for multigenerational living or income potential due to the adjacent modern shower room.

Upstairs, the bright landing overlooks the field and wider views across cider apple orchards to Burrow Hill.

The master suite is particularly impressive, with triple aspect windows, hamstone carved fireplace and vaulted ceiling with original exposed beams.

This lovely spacious room benefits from fitted wardrobes in the dressing area and a large modern en-suite with walk in shower.

Four further double bedrooms, some dual aspect and with fitted storage, are served by a family bathroom and an additional en-suite.

Throughout, the house is full of character with exposed stonework, beams and latch doors, high ceilings and light, well-proportioned rooms.

The outside space is a real feature of Southay, with generous gardens surrounding the house and a mix of open lawn, established trees and well-stocked borders.

Mature hedging gives definition and privacy, while climbing plants add colour and seasonal interest.

Several paved and gravelled areas create natural spots for sitting out, entertaining and enjoying the peaceful surroundings.

The grounds extend beyond the immediate gardens, with a useful side garden with separate access.

This longer garden includes a polytunnel and offers considerable versatility for those looking to keep animals or grow produce.

Further land is situated opposite in the form of a paddock, which has its own water supply and is currently used for alpaca grazing.

There is also an excellent range of outbuildings, including timber stabling with electricity, brick-built and timber garages, an open-sided barn and various storage sheds.

A summerhouse with its own decked terrace provides an appealing additional space for hobbies, creative use or working from home.

Taken together, the house, gardens, paddock and extensive range of ancillary buildings provide an unusually versatile property, offering the opportunity to enjoy a rural lifestyle while retaining the practical spaces needed for modern family living.
