An historic country house of remarkable presence and character, blending centuries of cornish heritage with expansive grounds and A prime location.

Description Roswarne House is an impressive and historically significant country residence, set within 6 acres of beautifully maintained grounds.

With origins believed to date back several centuries, the property is steeped in local heritage, reflecting the rich architectural character and prosperity of Cornwall’s mining era.

In more recent years, the house has been carefully restored and enhanced, successfully blending its period elegance with the practicality and comfort required for modern living, and has since earned multiple awards recognizing its exceptional repair and restoration.

Approached via a sweeping driveway, Roswarne House enjoys a striking sense of arrival.

The approach, framed by mature trees and established planting, leads to an imposing façade that immediately conveys the stature and presence of this distinguished home.

The setting affords a high degree of privacy and seclusion, creating a peaceful environment within its generous grounds.

History Roswarne House was built around 1810–1815 for the Harris family, landed gentry and among the wealthiest families in Cornwall, whose fortune came from copper mining, wharves, warehouses, and extensive property holdings including Rosteague, Trellil, and premises in Penryn, among others.

Their wealth was rooted in a region with a history of mineral exploitation dating back to before 2000 bc.

The present house is a fine example of Regency architecture, while the site itself is much older, although nothing now remains of Rosewarne Wartha on site.

Remains of the earlier Higher Roswarne manor can still be seen, alongside local traditions of tunnels said to lead to the church and the north cliffs.

Although the architect remains unknown, the design shows clear influence from the neo-classical style of Sir John Soane, with skilled use of Cornish granite.

Together, these elements place Roswarne within a long tradition of innovation, trade, and architectural refinement in Cornwall.

The Property Internally, the property offers extensive and well proportioned accommodation arranged over multiple floors.

The interiors are rich in character, with an abundance of original features including high ceilings, sash windows, decorative cornicing and period fireplaces, all of which contribute to an elegant and timeless atmosphere.

A well appointed kitchen and ancillary areas support the main living accommodation, offering both functionality and scope for further enhancement if desired.

The bedroom accommodation is equally generous, comprising a range of spacious and light-filled rooms, many enjoying attractive views across the gardens and surrounding grounds.

Of particular note, Roswarne House also incorporates three self-contained apartments, thoughtfully arranged within the main building.

These provide excellent flexibility, whether for multi-generational living, independent accommodation for relatives or guests, or indeed for those wishing to continue and build upon the successful business that has been operated from the property.

Equally, they offer scope for alternative income generating opportunities or reconfiguration, subject to the necessary consents.
