Plot 9, Plot 9, The Paddocks, Great Ouseburn, YO26 9RP

Plot 9 at The Paddocks is a substantial five-bedroom detached Blank Canvas home, set on a generous plot of approximately 1,540 sq m in the North Yorkshire village of Great Ouseburn.

House Type J provides approximately 232 sq m of carefully planned family accommodation.

Its balanced layout combines generous shared spaces with separate rooms for relaxing, entertaining and working from home.

The ground floor includes a kitchen, separate breakfast room and utility, together with a lounge, dining room, snug, study and WC.

Upstairs are five bedrooms, including two en-suite bedrooms, together with a family bathroom. Your housebuilder delivers a weathertight, structurally complete new home.

From there, the inside is yours: choose your kitchen, bathrooms, flooring and finishes, and decide how hands-on you want to be—with specialist finance, warranty protection, practical guidance and trusted suppliers supporting you through completion.

At Blank Canvas handover, the external structure, roof, windows and external doors will be complete.

The internal layout will be formed, with agreed first-fix mechanical, electrical and joinery works completed and the walls plastered ready for the purchaser’s completion works.

The precise handover specification will be set out in the reservation and contract documents.

Following handover, you complete the kitchen, bathrooms, flooring, tiling, decoration, internal doors and final fittings.

You can appoint your own suppliers and contractors, manage the process yourself or bring in professional support where required.

The £850,000 price comprises the £300,000 freehold plot and the £550,000 delivery of House Type J to the agreed Blank Canvas stage.

The purchase is structured through the initial plot acquisition followed by construction stage payments to Brierley Homes.

The interior completion budget is separate from the £850,000 price and will be prepared specifically for Plot 9 before reservation.

The eventual total project cost will depend on your chosen specification, suppliers, professional support, finance costs and contingency.

Specialist mortgages may fund up to 90% of the combined plot, construction and completion costs, subject to lender assessment and individual circumstances.
