We've tightened what earns a Pursue. A home now needs a published valuation, a strategy that still makes money after real running costs and lender stress tests, and no listing problems that would stop a mortgage. You'll see fewer Pursues, and each one has been checked harder.

About
Property Insight A characterful three-bedroom Grade II listed semi-detached cottage in the popular village of Barkway.
Full of period charm and sympathetically updated, this freehold home offers a large lounge with an inglenook fireplace, a modern fitted kitchen, a vaulted dining/snug room overlooking the garden, three bedrooms, a ground-floor shower room, and a delightful walled garden with an outbuilding.
Set along Barkway's High Street, the cottage makes an immediate impression with its white rendered elevation, leaded diamond-pane windows and brick chimney stacks - the kind of period frontage that gives the village its appeal.
Stepping inside through the timber plank door, you arrive directly into the main living space, where the home's age and individuality are clear from the outset.
The lounge is a generous and welcoming room, arranged around an exposed brick inglenook fireplace with an inset woodburning stove - a wonderful focal point and exactly the spot to settle in on a cold evening.
Exposed timberwork, leaded windows to the front and soft carpeting add to the warmth, with ample room for a variety of lounge furniture.
The kitchen has been fitted to a modern standard while keeping the period feel, with grey shaker-style units, stone-effect worktops, white metro tiling and a quarry-tiled floor, along with integrated ovens, a gas hob and space for appliances.
Beyond, the vaulted dining/snug room is a real highlight - a bright space with exposed painted rafters, a glazed gable and arched windows framing the garden, and French doors opening straight out onto it.
It works equally well for everyday family dining or for relaxing with the garden in view.
A ground-floor shower room serves the home, with a corner shower, WC and hand wash basin, and a pleasant outlook over the garden.
Upstairs, there are three bedrooms, each carrying the same period character - leaded windows, a cast-iron feature fireplace and fitted storage among the details.
Outside, the walled garden is a genuine standout and a lovely private retreat.
Mainly laid to lawn and enclosed by mature brick walls, it is filled with established borders of colourful plants, shrubs and flowers, with a paved terrace by the house for garden furniture and al fresco dining.
A characterful timber outbuilding sits at the foot of the garden - ideal as a studio, workshop or garden store - along with raised beds for the keen gardener.
