Hurst Road, West Sussex, BN6 9NL

***guide price £2,500,000 - £2,600,000*** The Ham is one of Hurstpierpoint’s most characterful historic homes.

Dating back to the early 18th century, this former farmhouse retains a sense of period character, with unusually high ceilings for a property of its age.

Thoughtfully transformed into a 5,367 sq ft modern family home, it effortlessly balances heritage with contemporary design.

Every space has been carefully considered to accommodate modern family life, including multi-generational living, while the property is framed by an architectural front garden designed by multi-award-winning Chelsea Gold Medalist Andy Sturgeon.

At the heart of the home, the west wing features a substantial 31ft x 20ft triple-aspect open-plan kitchen, dining and family area, centred around a bespoke kitchen by Julien Austin Giles.

Doors open directly onto the gardens and a beautifully integrated outdoor kitchen, creating a seamless connection between indoor and outdoor living and making summer entertaining effortless.

Adjacent to the kitchen, a generous utility and boot room with its own WC provides valuable additional space for laundry, coats, boots and everyday storage.

Across the central hallway, a generously proportioned yet cosy formal sitting room, centred around a working fireplace, provides the perfect setting for relaxing evenings.

The separate games room and bar offers a more informal setting for entertaining, while a fully enclosed cinema room tucked into the rear corner is ideal for family film nights or gaming without disturbing the rest of the house.

At the front of the property, a quiet, independent study with an adjacent downstairs WC provides an excellent work-from-home environment, discreetly removed from the main living spaces.

Upstairs, five well-proportioned bedrooms provide generous accommodation for family and guests.

The first floor features three bedrooms, including an impressive principal suite with a large dedicated dressing room and a luxurious en-suite bathroom.

Finished to a high specification, the en-suite features a freestanding bath and walk-in shower.

The two additional bedrooms are served by a separate shower room and a family bathroom, while a dedicated laundry room on this level adds a welcome touch of everyday practicality.

The second floor, cleverly incorporated into the eaves, offers two further bedrooms alongside a central shower room.

This versatile upper level provides an ideal retreat for older children, visiting family or long-term guests, offering a degree of independence while remaining connected to the main home.

Practicality is built in throughout, with an underlying cellar and extensive top-floor eaves storage offering excellent capacity for suitcases, seasonal items and general household storage.

Outside, the grounds continue the property's distinctive blend of thoughtful design and lifestyle appeal.

The architectural front garden creates an impressive first impression, while the rear garden features an integrated outdoor kitchen and entertaining terrace, perfect for alfresco dining and summer gatherings.

Set away from the main house is a substantial detached outbuilding complex, fitted out as a home gym and complemented by a secure garden store and a traditional greenhouse, ideal for those who enjoy growing their own produce.

The property also benefits from an expansive driveway with parking for multiple vehicles. The location combines village charm, excellent schooling and convenient commuter connections.

Hurstpierpoint College is just minutes away, with renowned independent schools including Ardingly College and Brighton College also within reach, alongside excellent local primary options.

A short stroll takes you to Hurstpierpoint’s historic High Street, with its independent shops, artisan butchers, delis and traditional pubs.

Nearby Hassocks mainline station offers frequent direct services to London Victoria, London Bridge, Gatwick Airport and Brighton, making The Ham an appealing choice for families seeking a spacious, beautifully designed home with both village character and excellent connectivity.
