Plot 6 - THE MELDON, Long Close, Barnstaple, EX32 0FJ

Long Close, Landkey - Village life, beautifully connected Long Close is something refreshingly different.

This is not another sprawling housing estate, but a thoughtfully designed cul-de-sac of just 20 new homes, set within the popular North Devon village of Landkey.

With a choice of two, three and four-bedroom houses arranged around an attractive landscaped centre, the development has a more intimate, neighbourly feel - a select collection of homes where the surroundings, the setting and the sense of community matter just as much as the houses themselves.

Plot 6 - the meldon - 4 bedroom, 3 bathroom detached home with private gated drive way and garage The four-bedroom Meldon homes are the jewel in the crown of Long Close.

Detached and positioned with their own private gated driveways, generous parking with EV charging and attached garages, they have a particularly exclusive presence within the development.

Inside, the accommodation has been designed around the needs of modern family life, with a separate lounge, kitchen/dining room, utility room and bi-fold doors connecting the living space with the enclosed garden.

Upstairs are four bedrooms and three bath or shower rooms, including en-suites to both the principal bedroom and bedroom two.

This gives larger families the space and flexibility they need, while also making the Meldon an excellent choice for an affluent right-sizer who does not want to compromise on accommodation.

There is room for visiting family, grandchildren, hobbies and home working, but with the reassurance of a brand-new home that should be easier to look after and more economical to run than many similarly sized older properties.

Landkey offers the kind of village lifestyle that is increasingly difficult to find.

Surrounded by rolling North Devon countryside, it retains a strong identity and a genuine sense of community, with its own primary school, village shop, popular local pub, church and village hall.

Its history stretches back to Saxon times, while its distinctive Mazzard cherry heritage provides another charming connection to the village’s rural past.

It feels peaceful and established, but certainly not isolated. One of Long Close’s greatest strengths is its location.

The development is conveniently positioned just off the A361 North Devon Link Road, making it exceptionally practical for those travelling to Barnstaple, South Molton, Tiverton or onwards towards the M5 at Junction 27.

Barnstaple is only around three miles away and approximately a ten-minute drive, placing the town’s extensive shopping, leisure, employment, education and transport facilities within easy reach.

It is an ideal balance: Come home to the quieter pace and community atmosphere of village life, while remaining close to the energy and convenience of North Devon’s principal town.

For those travelling further afield, the A361 provides a straightforward route towards the M5, while the A39 Atlantic Highway opens up the dramatic coastline and countryside of North Devon and continues south towards Bideford, Bude and Cornwall.

Whether commuting, working partly from home or simply wanting to remain well connected, Long Close offers a location that works for everyday life.

And then there is everything that makes North Devon such a wonderful place to call home.

Weekends can mean fresh air and open countryside, a walk along the South West Coast Path, cycling on the Tarka Trail or exploring the scenery of Exmoor National Park.

The golden sands and renowned surfing beaches of Saunton, Croyde, Putsborough and Woolacombe are all within comfortable driving distance, with Westward Ho!

And the beautiful coastline around Appledore, Instow and Hartland also easily accessible.

North Devon is recognised as a World Surfing Reserve, but its appeal reaches far beyond surfing: This is a lifestyle of beaches, countryside, outdoor adventure, welcoming communities and space to breathe.

The homes at Long Close have been designed to appeal to buyers at many different stages of life, without compromising the development’s cohesive and attractive character.

There are a range of homes on the development including 2,3 and 4 bedroom houses, all offering something different, but all oozing style and that quality Pearce Homes finish.

Throughout Long Close, Pearce Homes’ specification combines comfort, quality and efficiency.

Homes include an air source heat pump providing heating and hot water, modern double glazing, individually designed kitchens with Bosch appliances, contemporary Roca sanitaryware with Hansgrohe fittings, oak veneer internal doors, turfed gardens, patio areas and EV charging.

The homes are also protected by a ten-year NHBC guarantee. Choices of certain kitchen finishes and wall tiling may be available, depending upon the stage of construction of the individual property.

These energy-efficient features are not only better suited to modern living; they may help reduce energy consumption and everyday running costs when compared with many older, less efficient homes.

Subject to the final Energy Performance Certificate and individual lender criteria, a home at Long Close could also qualify for a Green Mortgage or associated green-home reward.

Depending on the lender and product, eligible buyers may be offered benefits such as preferential interest rates, cashback or enhanced borrowing assessments that take lower anticipated energy costs into consideration.

Mortgage products, benefits and eligibility criteria can change, so purchasers should obtain advice based on their personal circumstances.

There may also be specialist mortgage products designed specifically for buyers of new-build homes, together with selected incentives on individual plots.
