**please watch the walkthrough and drone videos** No onward chain Hundred End is a distinguished non listed period residence of exceptional history and character, believed to date from around the 16th Century with Victorian extensions either side.

This handsome home is constructed primarily of traditional local materials, including a charming combination of brick, sandstone, and partial tile-hung elevations, all beneath a pitched clay-tiled roof.

The property is situated on the tranquil edge of the picturesque village of Fairwarp, affording a wonderful balance of privacy and community.

Set in approximately 1.2 acres of mature private gardens, it enjoys open views across the High Weald countryside and occupies a position within the Ashdown Forest, an area of outstanding natural beauty.

The House The house extends to approximately 2,480 square feet of internal accommodation arranged over two floors, with a further 1,233 square feet of excellent insulated outbuildings that provide great flexibility for modern living and working.

The ground floor, which measures approximately 1,242 square feet (115 square metres), is designed for both practicality and comfort.

Through the front door is a useful hallway perfect for storage of coats and shoes.

From the hallway is the substantial sitting and dining room which measures 24’5” by 21’3” (7.45m x 6.47m), and forms an L-shaped arrangement with double doors opening out on the front garden, and features a beautiful stone fireplace with woodburner.

The room is large enough for an array of living and dining room furniture. The delightful snug is also accessed from the hallway which measures 25’7” by 18’4” (7.79m x 5.60m).

There is an impressive inglenook fireplace with large woodburning stove set within the fireplace making this a lovely cosy room in the colder months.

Both the sitting/dining room and snug showcase the property’s period charm, with exposed timbers and herringbone floors.

The kitchen and breakfast room leads from the snug and measures 20’2” by 8’10” (6.14m x 2.68m).

This well appointed room blends traditional craftsmanship with modern practicality, featuring pale shaker cabinetry, quartz worktops, a modern electric two-oven Aga, and space for informal dining.

Adjoining the kitchen is a large utility and boot room of 12’6” by 8’10” (3.82m x 2.68m), complete with fitted cabinetry, a butler sink, space for laundry appliances, and an adjoining cloakroom with WC and a wash hand basin.

This room also has double doors which open out onto the front garden. There are two staircases which lead to the first floor, enhancing the house’s layout, character and overall flexibility.

The first floor, measuring approximately 1,238 square feet (115 square metres), is light and well arranged.

The principal bedroom, at 14’1” by 11’7” (4.28m x 3.52m), enjoys a dual aspect overlooking the gardens and benefits from two sets of useful mirrored double wardrobes and a stylish en suite bathroom.

The en suite includes a freestanding bath, a large walk-in shower, twin basins, and tiled flooring with underfloor heating.

Bedroom two, with its vaulted ceiling and generous proportions of 13’5” by 10’0” (4.08m x 3.05m), benefits from a feature cast iron fireplace, walk in wardrobe and an en suite wet room with WC, hand basin and contemporary limestone tiling.

Bedroom three, measuring 13’7” by 10’7” (4.15m x 3.22m), includes a feature brick chimney breast and a cast-iron fireplace, while bedroom four, measuring 12’4” by 10’6” (3.76m x 3.20m), offers peaceful garden views.

Bedroom five, measuring 11’3” by 7’2” (3.44m x 2.18m), currently serves as a dressing room but could equally serve as a guest or child’s bedroom.

A spacious family bathroom with vaulted ceiling completes the first floor, featuring a freestanding roll-top bath, WC, hand basin and a large walk in shower cubicle.

Outside The property includes a substantial suite of outbuildings, each carefully maintained and fully insulated, with mains power connected.

The principal office building, 23’5” by 13’11” (7.14m x 4.25m), is ideal for home working or studio use, offering a flexible workspace separate from the main house.

It has full internet connectivity at very good speeds. There is a possibility to utilise this space as a games room, or even convert into a garage.

If there was a need for ancillary accommodation for a relative or lodger, then this building is not far away from full conversion into an annexe set up (subject to necessary consents).

Other outbuildings include a 32’3” by 9’5” (9.82m x 2.87m) warehouse, a 22’6” by 8’2” (6.85m x 2.50m) barn, an 18’8” by 8’10” (5.70m x 2.68m) smart secondary office (with full internet connectivity at very good speeds), and additional smaller buildings including a kennel, boiler room, and store.

Together, these outbuildings offer further potential for conversion into offices if desired, and provide spaces for workshops, games rooms or even ancillary accommodation (subject to any necessary consents).

Externally, the property is approached through electrically operated wooden gates opening onto a sweeping gravel driveway that curves through landscaped gardens and provides extensive parking.

The gardens are a wonderful feature of Hundred End, with lawns extending around the property and bordered by mature trees and hedges providing complete privacy.

There are several terraces and seating areas ideal for dining and entertaining, together with a log store, boiler room, and well-tended flower and shrub beds.

The gardens enjoy uninterrupted views over neighbouring fields and woodland, creating a sense of peace and rural seclusion.
