Sanctuary House, Mount Howe, Exeter, EX3 0BG

An award-winning contemporary home enjoying spectacular views across the Exe Estuary and Nature Reserve, combining exceptional architecture, sustainability and smart-home technology.

Description Perched high above the estuary, with uninterrupted panoramic views across internationally protected wetlands, nature reserves and open water, Sanctuary House is one of those rare homes that stirs the emotions from the moment you arrive.

It is far more than a remarkable piece of contemporary architecture; it is a home created to celebrate light, landscape and life.

Each day here unfolds like a living piece of art throughout all the seasons. Approached along a private road, anticipation builds as the steel-framed, stone-clad house reveals itself.

Look up at dramatic glazing and larch soffits; and look down at the permeable resin driveway framed by wildflower meadows and be surprised by the turntable – it all hints at the exceptional engineering and craftsmanship within.

Passing through the biometric front door, the experience becomes altogether more special – dramatic, elegant and beautifully crafted.

A striking entrance hall introduces a sculptural helical staircase with floating Wenge treads, curved glass balustrades and leather handrails.

A discreet hydraulic lift serves both floors, ensuring accessibility without compromising design.

Ascending to the first floor, you arrive at the breathtaking open-plan living space known as The Eyrie - the moment that defines Sanctuary House.

Here, walls of glass frame ever-changing views across the estuary and protected rspb reserve, where migrating birds drift across the landscape and vistas stretch towards Exmouth and beyond.

Beneath a soaring vaulted ceiling, the kitchen, dining and living areas combine to create a spectacular 200 sq m open-plan living space.

Vast sliding doors open on three sides, seamlessly connecting the interior with 150 sq m of terraces and the surrounding landscape; deep roof overhangs protect the whole space from the high sun.

At the heart of The Eyrie, sits the Porcelanosa Gamadecor-designed Chef's Table, creating a natural focal point for dining, conversation and entertaining.

Elegant Krion surfaces, a fully equipped pantry and integrated bar and a bespoke sculptural fireplace complete a space defined by exceptional craftsmanship and understated luxury.

Outside, a choice of terraces follows the sun throughout the day, morning coffee overlooking the reserve, long lunches in the private courtyard, and sundowner drinks served at the bar.

The private courtyard terrace is served by an outdoor kitchen and has frameless glass balustrades and Tuuci Ocean Master parasols, while ornamental grasses and a roof garden enhance the sense of privacy and connection to nature.

A covered glass-wall gallery links The Eyrie to The Wee Sanctuary, a beautifully appointed self-contained annexe offering flexibility for guests, multigenerational living, home working or creative pursuits.

The ground-floor accommodation continues the theme of tranquillity and refinement.

The principal suite enjoys views across wildflower meadows and features a spa-inspired bathroom, stargazing rooflight and generous dressing room fitted with floor-to-ceiling wardrobes.

A further en-suite bedroom and versatile study provide excellent additional accommodation.

Then there is the piece de resistance, the cinema room with Bang & Olufsen audio-visual systems and a Rolf Benz sectional sofa offers immersive entertainment.

A utility room and advanced plant systems support the home's exceptional performance. Accessible facilities throughout ensure the property meets Lifetime Home standards.

Gardens: Inspired by leading garden designers, the gardens blend seamlessly with the surrounding Devon landscape.

Rich in biodiversity, they feature wildflower meadows, wildlife ponds, fruit trees, ornamental planting and traditional hedgerows that attract birds, butterflies and pollinators.

Meandering pathways lead to secluded seating areas and viewing points, each offering a different perspective and atmosphere.

Sustainability and Technology: Behind its beauty lies remarkable innovation.

Sanctuary House incorporates an air source heat pump, photovoltaic solar panels, Tesla Powerwall battery storage, EV charging and mechanical ventilation with heat recovery.
