The Sycamores, Birch Meadow Road, TF12 5LP

Aura is one of two outstanding new build bungalows at The Sycamores, an exclusive private setting in the ever-popular town of Broseley.

Designed and built by Bulbenko Ltd, Aura has been created to a pioneering Health First standard, offering beautifully considered single-storey living where comfort, efficiency and wellbeing sit at the heart of the home.

This impressive three-bedroom detached bungalow has been thoughtfully designed for modern living, with a principal bedroom complete with en suite, a further family bathroom, off-road parking and a garage.

The layout offers a superb sense of ease and practicality, ideal for those seeking a stylish, low-maintenance home without compromising on quality, space or specification.

At the heart of Aura is a fabric first approach, creating a naturally comfortable and energy efficient home.

An air source heat pump provides heating and hot water, complemented by underfloor heating throughout with five zone control.

Extra high ceilings and full height glazing in the living area enhance the sense of space, while the principal bedroom features a walk in wet room – a practical and luxurious addition that also supports those with limited mobility.

The kitchen will have a comprehensive specification including Bosch hob, oven and extractor.

Buyers will also have the opportunity to tailor the kitchen design, appliance choices and layout to suit their own requirements, with upgrades available by agreement.

Flooring, tiles and finishes can also be selected from a considered range, giving purchasers the chance to place their own stamp on this exceptional home.

Aura’s Health First standard specification sets it apart by prioritising wellbeing at every level of the home.

It includes Mechanical Ventilation with Heat Recovery (MVHR), which provides a constant supply of filtered fresh air without draughts or unnecessary heat loss, alongside comprehensive water filtration with a whole-house three-stage system and an additional eight-stage under-sink drinking water setup.

Circadian lighting is integrated to automatically adjust colour temperature throughout the day, helping to support natural sleep and wake cycles, while low-allergy materials, such as carefully selected paints, adhesives and finishes are used to minimise indoor pollutants.

The home has also been designed to be Health Guardian ready, with the infrastructure in place for the future Health Guardian AI system, expected in early 2027.

This will allow for real-time environmental monitoring and personalised wellbeing insights, making Aura forward-thinking home prepared for the next generation of healthy living.

Externally, Aura benefits from private gardens, with landscaping finishes that can be tailored to the buyer’s preference.

There is also scope, by agreement, to add further enhancements such as electric blinds to key rooms, an electric vehicle charging point, solar panels, enhanced home automation and additional bespoke features.

Broseley is a highly regarded Shropshire town, known for its strong community, attractive period architecture and convenient access to the surrounding countryside.

Positioned close to the Ironbridge Gorge, a UNESCO World Heritage Site, the town offers a wonderful balance of heritage, rural charm and day to day amenities.

The Sycamores is peacefully situated, yet everyday essentials are within easy walking distance.

A beautiful park is just two minutes away, while a butcher, local shops, a hairdresser and other conveniences are all a few minutes' walk.

For those who value independence and ease of movement, Aura and Harmony is ideally placed.

For those seeking a peaceful yet well connected place to call home, Broseley remains one of the area's most appealing locations.

Aura represents a rare opportunity to purchase a bespoke new build bungalow where design, sustainability and wellbeing have been carefully brought together.

With its high-quality specification, private setting and flexible finish options, this is a home created not only to be lived in, but to enhance the way you live.
