Church Road, Wanlip. Leicestershire

Behind These Gates Is A Home That Refuses To Be Ordinary And Was Never Designed To Be. Behind these gates is a home that refuses to be ordinary.

Old Butcher’s Yard is a home with a story in every corner. Private, individual and wonderfully unexpected, it has been created not simply to look impressive, but to be lived in.

A home for busy mornings and quiet evenings, family life and entertaining, and those moments when closing the gates behind you feels particularly good.

At its heart is the bespoke Sherwin Hall island kitchen and dining space, and this is where the story of the home naturally begins.

It is easy to picture mornings around the island, family gathering at the end of the day and friends arriving for dinner before the evening gradually moves elsewhere.

Limestone flagstone flooring grounds the room, while an electric Total Control aga with twin hotplates sits within the inglenook, giving the space a natural focal point.

Corian worktops flow seamlessly into the splashbacks.

An integrated dishwasher and microwave, concealed twin integrated waste bins and a freestanding American-style fridge freezer take care of the practicalities.

But Old Butcher’s Yard is at its best when you begin looking beyond the obvious. A commissioned piece of fused-glass window art gives the kitchen something completely individual.

Feature reproduction cast-iron radiators add character, while dimmable ceiling spotlights and worktop downlighting allow the mood to change as daylight disappears.

A wall-mounted plasma television is complemented by a Sonos wireless soundbar, surround-sound speakers and subwoofer, available by negotiation.

Then four-panel hardwood bi-fold doors open towards the garden, and suddenly the kitchen becomes more than the heart of the house. It becomes the starting point for everything beyond it.

The adjoining corridor incorporates a mains-operated smoke alarm, while the nearby utility, with its split-stable-door feature, continues the Sherwin Hall cabinetry with bespoke storage and limestone flagstone flooring.

There is a cloakroom and storage cupboard, loft access, and dedicated space for a freestanding washing machine and tumble dryer.

The gas-fired combi boiler is neatly concealed, with ceiling spotlights, worktop downlighting and a battery-operated carbon monoxide alarm completing the practical details.

With direct access to the garden, the utility is perfectly suited to towelling down on those inclement days when you really don’t want to bring the outside conditions into the rest of the house.

At the rear of the kitchen, the limestone flagstone flooring continues along a corridor, warmed by a reproduction cast-iron feature radiator.

It leads to the covered rear entrance, with potential for outdoor storage and a lockable rear door to the street beyond.

Move through a further split-stable-door feature to the lounge and the pace changes. This is somewhere to retreat to at the end of the day.

Solid oak flooring brings warmth and texture, while a gas-fired, log-burner-effect room heater set in an inglenook creates a natural focal point, complemented by dimmable downlighting.

Reproduction cast-iron feature radiators continue the character, while retractable shutter blinds and wall-mounted dimmable uplighters allow the room to become altogether more intimate in the evening.

An audio-visual hub incorporates an amplifier and Bose subwoofer, working alongside five Bose surround-sound speakers for when a quiet evening becomes a proper film night.

Then Old Butcher’s Yard changes character again. The garden room can be a study when it needs to be, but there is another side to this space waiting for the weekend.

A curved profile separates the solid oak flooring from the limestone flagstones, which benefit from electric underfloor heating.

It marks the transition from a historic farm building to a modern domestic living space.

The theme continues with an Italian-designed stainless-steel and hardwood feature spiral staircase, set in striking contrast against a large, traditional solid-wood arched barn window.

Both can be appreciated from inside and out.

Contemporary glass-mosaic detailing sits alongside a gas-fired, log-burner-effect room heater and smeg fridge freezer, while a reproduction cast-iron radiator complements the property’s time-honoured features.

Bose 321 surround sound and a wall-mounted Panasonic television with magic-eye remote control take care of the entertainment, but it is the backlit drinks and glass storage, along with the roll-in, roll-out bar, that give away what this room can really become.

Bring the bar out, put the music on and let the evening find its own pace. Behind the scenes, much of the home’s connectivity comes together in the study.

Additional storage houses the Bose 321 controller and Sky Mini Box, while the room also hosts the router hub serving BT Home Hub broadband and Wi-Fi, Sky mesh Wi-Fi and the eufy CCTV Home Hub.

A mains-operated smoke alarm is also fitted. And when more space is wanted, the house simply opens again.

A four-panel, twist-and-slide double-glazed partition connects the garden room with the conservatory, allowing the two rooms to become one larger entertaining space.

The conservatory itself has been designed to work beyond the summer months.

Slate flooring is warmed by electric underfloor heating, while retractable roof blinds and electrically operated roof windows help control light and ventilation.

A dedicated controller operates the roof window and underfloor heating. Dwarf brick walls rise into extra-height glazing, allowing occupants to immerse themselves in the surroundings.

Opening casement windows provide further ventilation, creating somewhere that can adapt as easily to a bright summer afternoon as it can to a cooler evening.

Escape and unwind from the daily routine in the comfort of your own home, surrounded by garden vistas and a rich variety of nature.

The garden supports an ecosystem complemented by the diverse birdlife attracted to nearby Watermead Country Park.

Away from the main living spaces, the ground-floor bedroom accommodation gives the house another level of flexibility.

One bedroom combines wood plantation blinds with an exposed faux-timber ceiling beam and wood-effect laminate flooring.

A full-height, built-in ikea pax double wardrobe incorporates shelving, drawers and a clothes rail, keeping storage neatly contained.

Another continues the exposed faux-timber detailing and wood-effect laminate flooring, this time with Velux wall and roof windows fitted with retractable blinds.

A further full-height, built-in ikea pax double wardrobe provides shelving, drawers and hanging space, while a wall-mounted plasma television, available by negotiation, is accompanied by a wall-mounted storage hub for the Sky Mini Box and dining-room BT Wi-Fi booster.

Close by is the wet room, finished with floor-to-ceiling ceramic tiling and electric underfloor heating.

A wall-mounted WC with concealed cistern sits alongside the wash basin, heated towel rail and illuminated wall mirror, while a full-height shower incorporates an extractor and hinged shower screen.

Then the house takes you upstairs. The galleried landing makes an immediate impression, with solid oak flooring beneath a vaulted ceiling and dimmable spotlights above.

Dimmable uplighters illuminate the stairwell, exposed faux-timber beams add character to the walls, and wood plantation blinds dress the window.

A matching balustrade follows the staircase, with a mains-operated smoke alarm incorporated here too. The principal bedroom has a different energy from the entertaining spaces downstairs.

This is where Old Butcher’s Yard becomes quieter.

The vaulted ceiling is picked out by dimmable spotlights, while strip downlighting illuminates fitted wardrobes with shelving, drawers and clothes rails.

Natural sisal carpet softens the floor, three reproduction cast-iron feature radiators add character, and exposed faux-timber ceiling beams continue the detailing found elsewhere.

Plantation shutters sit at the entrance to the external balcony and balustrade, creating one of those spaces that can completely change the beginning or end of a day.

Open the doors in the morning, step outside with your first coffee and enjoy a few minutes before the house wakes.

The adjoining en-suite continues beneath its own vaulted ceiling, with dimmable spotlights and natural light through a Velux window.

Ceramic tiling extends across the floor, half-height walls and splashbacks, while a wall-mounted cabinet sits alongside the wash basin with mixer tap.

A combined heated towel and room radiator, back-to-wall WC with concealed cistern, and walk-in shower with extractor complete the room.

Another bedroom also rises into a vaulted ceiling with dimmable spotlights. Exposed faux-timber ceiling beams add character to the walls.

Plantation shutters dress both the UPVC gable-end window and dormer window, while a reproduction cast-iron feature radiator sits alongside a bespoke, built-in ikea wardrobe with shelving and drawers.

Bouclé carpet gives the room a softer finish underfoot. The main bathroom provides somewhere to properly switch off.

Natural stone Travertine runs across the floor and walls, warmed by electric underfloor heating.

A corner bath incorporates a handheld shower and whirlpool feature, while Velux roof windows bring natural light through the vaulted ceiling.

Dimmable ceiling spotlights are complemented by additional downlighting to the recesses.

A heated towel radiator, wall-mounted mirror and shelf, wash basin with back-to-wall mixer tap, and back-to-wall WC with concealed cistern complete the room, together with an extractor fan.

And after everything the house has already revealed, one of its most memorable spaces is still waiting outside.

The garage is approached through an up-and-over roller-shutter door from the driveway, with separate side access into the garden.

Inside, there is a double-socket power point and fluorescent strip lighting beneath the mezzanine ceiling, with additional storage above.

Steel storage racking runs across two walls, while an integrated worktop with a wall-mounted storage-bin organiser provides useful workspace.

On the driveway, a floodlight illuminates the five-bar gated entrance, where a large, secure parcel drop box is also located.

Two further wall-mounted external garden lights are positioned on the walled courtyard perimeter.

Close by, beneath the canopy of a weeping silver birch, a semi-concealed walled alcove provides storage for up to four waste wheelie bins.

They are completely out of sight from the property, yet easy to move to the street for collection. Then you enter the courtyard.

An award-winning courtyard garden, designed with every bit as much personality as the home itself.

Fabricated steel entrance gates lead from the driveway into a secure walled perimeter, creating a sense of privacy before you have even taken in the garden itself.

Limestone paving flows through the south- and west-facing courtyard around a circular feature, bordered by rumbled setts for definition.

Raised beds in reclaimed brick, including a bespoke raised bed, introduce texture and planting, while integrated timber bench seating creates somewhere to stop and enjoy the surroundings.

At the heart of the landscaping is a natural rock-and-cobble waterfall, bringing movement and sound into the garden.

A trellis panel softens the garage, while raised beds and borders are filled with shrubs, perennials and mature trees.

Two profiled artificial lawns complement the curved borders, with aco channel drainage incorporated to manage surface-water run-off. And when daylight begins to fade, the courtyard changes again.

Two external garden speakers sit beneath the balcony, linked to the house Sonos system through the lounge amplifier, allowing the music from inside to follow you out.

Then there is one of the property’s most individual details: An original, reconditioned Edwardian cast-iron lamppost, indigenous to Leicester and modified for domestic use.

A floodlight from the garage illuminates the water feature, while two uplighter floodlights from the conservatory pick out the main border along the western elevation.

Five further wall-mounted external garden lights are positioned around the courtyard, bringing the space to life after dark. The practical thinking continues outside too.

An external water tap is accompanied by an automated drip-feed microbore irrigation system installed along the southern elevation, supplying a variety of hanging-basket and planter locations.

A 7kW electric-vehicle charging point is already installed.

A gravel footpath leads to the lean-to garden shed at the rear of the garage, while a covered rear entrance sits along the northern elevation.

And that is perhaps where Old Butcher’s Yard makes the most sense. It isn’t one single feature that defines it. It is morning coffee on the balcony before anybody else wakes.

Family gathering around the kitchen island. The aga on and dinner being prepared. The tranquillity of the conservatory. Friends arriving and the bar coming out.

Bi-fold doors opening as the evening moves outside. Music following everyone into the courtyard. The sound of the waterfall in the background.

Then, as daylight disappears, the Edwardian lamppost and garden lighting taking over. Alongside those moments are all the details that make everyday life work. Storage where it is needed.

Warm floors underfoot. Shutters when privacy matters. Technology working quietly in the background. Irrigation looking after the planting. Somewhere secure for a parcel when nobody is home.

It has been created for busy days, slow Sundays, quiet mornings and very late evenings. Old Butcher’s Yard is private, individual and wonderfully unexpected.

A home created for living, not simply looking at.
