An impressive chalet-style bungalow with deceptive accommodation approaching 1,800 sq. Ft.

(including loft storage space) set in private, mature gardens on the edge of the sought-after New Forest village of Hale.

The house has been extremely well-maintained in recent years and work has included the addition of a practical utility room, a replacement bathroom, the addition of stone tiled flooring and replacement windows to the front elevation.

The living space comprises a sizable open plan kitchen/breakfast/dining room, an L - shaped garden room and a separate sitting room with wood burning stove.

The ground floor is also home to a beautifully appointed principal bathroom and two ground floor bedrooms (currently divided by a concertina partition to create a bedroom and dressing room).

On the first floor is a further bedroom with en suite shower room. Externally, the front and rear gardens are well enclosed and offer a high degree of privacy.

Forest Road is quietly situated on the edge of the desirable village of Hale and is tucked just inside the uppermost north western boundary of the New Forest National Park.

Hale and the surrounding communities of Woodgreen, Redlynch and Woodfalls have between them facilities for day to day needs, including the Woodfalls Inn and Kings Head public houses, village shops, and a primary school in Hale overlooking the village green.

The neighbouring village of Downton provides a range of further facilities including primary and secondary schooling (Wiltshire), shops, a library, medical and health facilities, a cafe and selection of public houses.

Hale lies between the Avonside town of Fordingbridge and Cathedral City of Salisbury, the latter home to extensive educational, recreational, leisure and shopping facilities which combine with a twice weekly market.

There is a mainline railway station with regular services to London Waterloo and the area is convenient for access onto the A36/M27 and the M3.

For those who enjoy out door pursuits there is excellent walking, riding and cycling in the glorious surrounding countryside of the New Forest.

A selection of golf courses are nearby including Hamptworth and Bramshaw and sailing opportunities abound on the South Coast and Spinnaker Lake in Blashford.

To the front a 5-bar wooden gate opens onto a gravelled parking area with space for 2 - 3 vehicles and a pedestrian access via double wooden gates to the side and rear of the property.

A separate gate opens from the driveway to an area of lawn, well shielded on the front boundary by mature hedging and fencing, ensuring it is a secure space.

To the side of the property is a further enclosed area of garden laid to artificial grass intended for use as a secure dog area.

A gated archway leads to a private patio to the rear of the property, perfect for outdoor entertaining, dining and relaxing.

Beyond the patio the garden is laid to a combination of lawn with mature shrub and flower beds adding seasonal colour and interest.

A stone path traverses one side of the garden where there is a useful outbuilding, which could serve a number of purposes such as office or studio.

At the far end of the lawned garden an arch passes through to a more natural garden where there is a garden shed, a workshop and former fruit cage.

On the utility room side of the property is a covered wood store. New Forest District Council. Tax Band F. Calor gas fired central heating. Mains water and electricity. Private drainage.
