Butterwell, Davidstow, Cornwall, PL32 9YF

Butterwell is set in an area of outstanding natural beauty, covering almost an acre of land.

The home dates back to the mid 1940s, with much of its original character preserved after being partially rebuilt. The property was extended in 1998.

Highlights include beamed ceilings, granite and wood lintel fireplaces, exposed stonework, deep window sills, and traditional latched doors.

The ground floor offers a spacious lounge/dining room with a multi-fuel burner and an oil fired Aga set within a fireplace with a clome oven.

The well equipped kitchen features matching units and includes an integrated dishwasher.

A dual aspect study provides a quiet workspace, while the impressive conservatory provides panoramic views over the surrounding gardens and farmland.

The ground floor also features a utility room and a family bathroom/WC with both a shower cubicle and a bath. On the first floor, all three bedrooms are generously sized.

The master bedroom boasts a dressing area with built-in wardrobes, wooden flooring, and an en-suite bathroom/WC. The second bedroom offers dual aspect views.

The property benefits from oil fired heating, supplemented by electric heating (including underfloor in some areas).

In February 2023, planning permission was granted for an extension to the utility room and the addition of a balcony above (application number PA22/11417).

The grounds also feature Butterwell Barn, an attractive stone building with a mullion window.

This barn has been successfully used as a holiday let for several years, with many returning guests, making it an ideal source of income.

The barn's reversed accommodation includes an open plan lounge/dining/kitchen area with vaulted ceilings and wood flooring. The lower level comprises the bedroom and a shower room/WC.

The barn can be sold fully furnished and ready to generate income immediately.

Butterwell is at the end of a long track and approached via a long, private, gated gravel drive, providing ample parking and turning space for multiple vehicles.

The surrounding gardens are beautifully landscaped, featuring several lawned areas and an abundance of shrubs and bushes.

The south west facing terrace outside the conservatory is the perfect spot for relaxation, dining, or enjoying a BBQ while taking in the stunning views.

The property also includes small animal paddocks suitable for goats, sheep, and poultry.

The extensive outbuildings include a large workshop/garage with electric roller doors, a feed store, stable, and additional storage with a WC.

There's also a wood store and a piggery, which holds great potential for conversion (subject to necessary permissions) into further accommodation.

The barn is nestled in an isolated and quiet location in the very heart of the North Cornish Countryside deep on Bodmin Moor yet within good access of the A395 and A39.
