We've tightened what earns a Pursue. A home now needs a published valuation, a strategy that still makes money after real running costs and lender stress tests, and no listing problems that would stop a mortgage. You'll see fewer Pursues, and each one has been checked harder.

About
Rossett is one of the area?s most sought after destinations, for a myriad of reasons.
That its charms are impressive enough to tempt Holywood stars with the ability to choose anywhere in the world to live, surely speaks volumes yet you find Ryan Reynolds living just up the road.
Admittedly he?s yet to pop round to borrow a cup of sugar but you never know? So it is fair to say that it?s quite posh and yet has managed to remain refreshingly affordable for mere mortals.
While the serious old money of Chester gravitates towards the banks of the Dee or Curzon Park, those with less money but dare I say more discernment consider Rossett and with good reason.
Offering a choice between historic Chester or vibrant Wrexham each sitting about 20 minutes away even in rush hour traffic, and on the edge of some of the finest scenery North Wales has to offer before we even consider its finer details.
These include a thriving social scene provided by various excellent pubs and restaurants, and the peace and quiet that only the countryside can reliably provide.
And if that is still not enough for you, having the duke of Westminster as a near neighbour would bolster anyone?s street cred though I doubt he would indulge in a chat over the back fence.
Everyone has an image of their dream home where they can live the good life while allowing their creativity to run riot and here at New House, those dreams can be realised.
Unless of course you are a drug fuelled disciple of Salvador Dali and even then you?d only have to reign yourself in a little.
This is a house where comfort is the watchword, the comfort afforded by the amount of seasoned wood on display giving the impression of warmth.
This impression is reinforced by having not one but two log burning stoves that produce the sort of dry heat that just gets into your bones and makes you feel better.
But more than that, it is a home for friends to gather and chew the fat, whether over a relaxing meal or producing something special in the music studio or even just mooching about one thing is certain, you?ll feel welcome because it is that sort of place.
The first thing that struck me about New House is that it isn?t. New I mean. In fact it seems more 1950s than 21st century and while that may be true, it lacks nothing of value from the modern era.
From the multitude of solar panels which incidentally, do nothing to detract from its appearance to the kitchen containing all the state of the art equipment while retaining an almost rustic, farmhouse feel it manages to be modern in an old fashioned way, something that immediately charms any visitor.
A wide gateway takes us onto a gravelled parking area to the front of the home where a fence separates this from a secondary drive leading round to the garage block.
There are lawns to the front and side of the home, while the substantial hedges provide almost complete privacy.
Entering the front door we find ourselves in the main hallway where the stairs rise and at the foot of which is the door into the sitting room.
I?ve never understood the difference between a sitting room and a lounge or living room, unless it is simply to boast about the number of rooms you have and here, you have plenty.
Perhaps this one would better be called the drawing room as it has an air of gentle relaxation as people revel in the warmth of the log burner as an ambitious child hammers out chopsticks on the piano.
Did I really say ?gentle? relaxation?
Meanwhile, back in the hall, a short corridor runs beside and beneath the stairs ending at a door into the ever useful utility room while opposite the drawing/sitting/lounging room is the downstairs bathroom.
This luxuriously appointed example has an attractive and practical ceramic floor contrasting with the tiled walls and a suite comprising a unitary hand basin with storage beneath, lavatory and traditional bath, while in the corner sits a walk-in shower cubicle for those in more of a hurry.
The remaining door off the hall takes us into the formal living room where in contrast to the home?s outer appearance, the vibe is strictly modernistic.
Set off by the wood flooring which continues throughout, a huge ?L? shaped settee centres around the big log burning stove and ensures cosy winter nights for the whole family.
Beyond here, through an archway we move into the dining room.
Once again wood predominates giving a mellow appearance and a warmth you can almost taste, and with space for the sort of dining suite to encourage social meals it?s enough to start you salivating.
Additional light, as if any were necessary, comes courtesy of the forward facing bay window and the room is given an expansive feeling by the insert of a set of display shelves, the back of which is open to the adjacent kitchen thus extending sight lines.
And speaking of the kitchen this is a true meeting of styles and eras, successfully marrying a traditional country farmhouse atmosphere typified by the ceramic floor with thoroughly modern fittings and equipment.
Apart from the Aga style cooker obviously, because what farmhouse kitchen could even be called that without one?
This is centrally positioned in the chimney breast that makes up most of the dividing wall between here and the dining room and when in use, the warming of the brickwork will doubtless provide additional heat for both rooms.
The remainder of the kitchen is built around a large central island with fitted worktops and low level storage surrounding it on three sides.
These units include the sink unit and, opposite the Aga a conventional fan oven with a ceramic hob above, presumably for when the family is in a hurry and there is no time to observe the niceties.
Further space is found on numerous wall mounted shelves and why this ever fell from fashion as a storage solution defeats me because it is surely the ultimate in convenience and efficiency, where all you need is easily seen and more importantly, reached.
And where better to keep your pans and utensils ready to hand, than hanging from a rack above the chef?s head? You see? Nana knew best.
A door to the side of the kitchen opens into the adjoining sun room, a huge and fully glazed room with a continuation of the kitchen?s ceramic floor that overlooks the rear courtyard and the attached garage and studio block.
This is the perfect room to enjoy the summer months and should the sun gods allow, opening the massive front patio style doors removes one complete wall giving almost a complete replication of a Mediterranean beach restaurant.
In Rossett. I know, does is get any better that that? Well actually, yes it does as from here you survey the full extent and variety of your domain because to call it anything less would be an insult.
Firstly, there is a greenhouse.
But not one of those frankly sad offerings from garden centres, this is made with brick walls and fronted by huge gazed windows and for extra flexibility of use, the entire roof section can be removed if desired.
Unimpressed? Well there is also a large wood built cabin containing your own home gym. Not for you?
Don?t worry because for those of a more sedentary inclination, it also contains a sauna where you can effortlessly steam those pounds away.
(if only?) But there is yet more to come because above the pair of garages is a completely self contained studio block which although currently set up as a recording studio could lend itself to any number of uses.
An artist?s retreat, workshop, library, massage parlour? anything you can imagine ? it could be like the Bloomsbury set all over again.
But all this is before we have even been upstairs, so let?s address that.
At the top of the stairs we come face to face with the bathroom or to be pedantic, shower room though with the full bathroom a mere flight of stairs away this is scarcely an imposition.
Tiled in the same style as its downstairs relation, in here is a pedestal hand basin, lavatory and walk in shower which is all you need and nothing you don?t.
Three other doors lead off the landing, each revealing a comfortably proportioned double bedroom with pleasing views across open countryside.
The only real surprise to me was that there are only three of them but should your family demand more, here is yet another use for the studio and conversion would be a simple matter.
All in all this is a singular home, but in a good way. ?Characterful?
is a word unjustifiably used all too often by estate agents but here in New House I can genuinely think of no other description that does it justice.
From the clever way it combines the old with the more modern, leaving the joins between the two invisible and, with the quality of the fittings it oozes class and as a family home?
Looking at this though a child?s eyes it could have been written by Roald Dhal, with a garden full of secrets and adventure and all in the peace and safety of rural Rossett.
For adults it is, as I said earlier, a place to dream and with the facilities to realise many of those dreams so come on, you?re not getting any younger and they say that in old age we only regret those things we didn?t do.
So give us a call, you know it makes sense.
