Delightful Grade II listed country home dating from 1461, beautifully restored and architecturally reimagined, offering period character, modern comfort, and an idyllic rural lifestyle.

Description 1 Bothams Hall Farm is a rare and captivating country house, dating from 1461 and listed for its special architectural and historic interest, set within one of the most picturesque parts of the Cheshire/Derbyshire border.

Formerly an oratory with associated barns, the property has been thoughtfully and sensitively restored and re imagined over a number of years to create a highly individual and stylish family home, where historic character is seamlessly combined with modern comfort and contemporary finishes.

Architecturally, the house is a striking example of historic rural building, constructed in coursed local stone beneath a traditional flagged roof, with elevations on all sides that emphasise its former agricultural origins.

Mullioned windows have been carefully retained and the recent architectural works have respected the scale, materials and proportions of the original structure.

Internally, the accommodation showcases many original and restored features including exposed stone walls, deep stone sills, timber beams, handcrafted joinery, window seats and traditional thumb latch ironmongery, all of which contribute to the building’s warm and authentic character.

The reception accommodation is particularly atmospheric.

The principal living room is centred around a substantial stone fireplace and chimney breast with a broad hearth, display shelving and views across the surrounding countryside.

Adjoining dining and entertaining spaces provide flexibility for both family life and larger gatherings, with exposed stone and timber detail adding texture and charm.

The heart of the home is a beautifully appointed kitchen and breakfast room, combining traditional materials with modern functionality.

Features include bespoke cabinetry, wooden worktops, tiled flooring with underfloor heating, a central island, window seating and a comprehensive range of appliances including Neff ovens, warming drawer, gas hob, integrated full size fridge, freezer and generous storage.

A connected morning room creates a relaxed everyday living space filled with natural light.

The upper floor offers four well proportioned bedrooms, arranged around a spacious landing with built in seating and shelving.

The principal bedroom suite is particularly appealing, featuring a walk in wardrobe, concealed storage and a refined en suite shower room.

A beautifully finished family bathroom includes a freestanding bath, walk in shower, tiled flooring, feature stone wall with fossil artifacts and underfloor heating.

Throughout the house, modern upgrades such as underfloor heating on both floors, upgraded services, fibre broadband and climate control have been discreetly integrated to enhance day to day comfort without detracting from the historic fabric.

Outside, the property stands within approximately just over half an acre, offering a diverse and highly usable landscape.

Formal gardens are complemented by areas suitable for vegetable growing, orchard planting with a variety of apple trees, space for small livestock, and a private area of woodland with a stream running through, creating a particularly tranquil and picturesque environment.

The grounds feel both manageable and immersive, providing a genuine sense of living within the landscape. A detached garage completes the outside space.

Overall, Bothams Hall Farm represents a rare opportunity to acquire a historically significant home that has been carefully adapted for modern family living.

It is a fine example of rural living in an idyllic setting, offering space, privacy, character and timeless appeal, while remaining conveniently close to excellent amenities, schools and commuter links.

Location Occupying an idyllic position within the Etherow Valley, Bothams Hall Farm is surrounded by open countryside, rolling hills and woodland, with commanding views across unspoilt landscapes.
