23 North Parade, a quiet spot near the centre of Ilkley, West Yorkshire, LS29 8JN

Located close to the heart of Ilkley, this stone-built home over three floors enjoys high views to Ilkley Moor, and is only steps from the fine shops, restaurants and cafes that line the main avenues of the town.

The glorious countryside of the Yorkshire Dales is on your doorstep, famous natural features such as Ilkley Moor, Cow and Calf Rocks, and Otley Chevin are all within easy reach.

A short car journey (or a good bike ride) will take you to Malham Cove, the Yorkshire Three Peaks, and the River Strid at Bolton Abbey, your outdoor exploration choices are endless!

The town of Ilkley is well-known for being a 'cut above', and is currently ranked by The Sunday Times as the best place to live in the North of England.

As you might expect, shopping here continues those high standards, from groceries at Booths and M&S to the range of independent boutiques around Grove Promenade and Brook Street.

When you can tear yourself away from lunch at the Toast House coffee shop, or a locally-brewed craft beer at the Bini Tap Room, then arriving home to North Parade will always be something to look forward to.

No.23 is a pretty stone-built townhouse over three floors, with a rear extension giving it more living space than others in the area.

Step through the front gate and past the newly-seeded front lawn, and already you feel you are home.

Through the front porch, and you are welcomed into a sitting room, a great space to relax, with a homely real wood burner to add extra warmth on dark winter nights.

There's space here for the whole family to unwind after a long day.

The heart of this home is the extended dining kitchen, west facing, flooded with natural light from roof windows and the large sliding doors out to the rear deck.

Lots of room for family meals and dinner parties here, and a top quality kitchen in which to prepare them.

A large utility cupboard hides away the washing machine and other practicalities, leaving you to enjoy a coffee at the breakfast bar in peace and quiet.

The rear deck is an enclosed space behind tall fencing, with a gate out to a rear lane.

A safe and secure spot for children to play in within sight of the kitchen, or maybe a quiet space to enjoy a glass of wine outside in the evening sun while dinner is cooking.

Back inside, and up to the first floor where you will find the largest of the three bedrooms, at the front of the house with a nice green outlook over the garden.

Plenty of room for a double bed and furniture, and there's a full wall of built-in wardrobes.

The house bathroom is on this floor, with an extra-deep slipper bath in which to soak away the cares of the day, and a separate shower to refresh you the next morning.

The second floor is shared by two further bedrooms.

A double with en-suite shower room at the rear and views up to Ilkley Moor, and at the front a smaller bedroom which could easily be a home office, dressing room or studio, the choice is yours!

When it's time to leave the cosy comfort of 23 North Parade and venture out, turning right at the front gate will take you very quickly to Booths supermarket, then Ilkley Railway Station and into the centre of town.

Turning left is even better, in a few minutes you'll be walking at the side of the River Wharfe to relax in Ilkley Park and Riverside Gardens The current owners say that they have no plans to leave the area, the location suits them so well.

It's that rare and very special balance between convenient town living whilst being on the edge of the countryside away from the hustle and bustle of city centre life.

"One of our favourite ways to spend a Sunday is to pick up a sandwich from Booths, take the kids up to the Cow and Calf rocks for a picnic lunch looking out over Wharfedale.

Then we wander back via White Wells and down into town via a pint and a bit of tapas in Friends of Ham.

A perfect day, and so easy to do from here." 23 North Parade is a very charming home, modern, but still full of character, with ample space for a couple or a family to enjoy.
