An exceptional country house blending Arts and Crafts charm with modern elegance - all within easy reach of London.

Tucked away in a peaceful and private setting, just a 32-minute train journey from London Bridge or 37 minutes from Victoria, this exquisite Lutyens-style Arts and Crafts house, built in 1912, offers a rare opportunity to enjoy the best of both worlds: Rural seclusion with city access.

Once home to the father of renowned landscape architect Sylvia Crowe - whose influence can still be felt in the thoughtfully planted grounds - this property is rich in history and character.

Painstakingly renovated, the main residence retains its original features while delivering contemporary comfort and sophistication to rival the finest London townhouses.

But it’s the magical outdoor setting that truly sets this home apart.

Nestled within approximately 10 acres of idyllic grounds, the estate includes bluebell woods, a heritage apple orchard, and a lakeside boardwalk that invites slow evenings watching the sun dip over Hedgecourt Lake.

Designed for entertaining, the garden features a large, fairy light–draped pergola and alfresco dining area - perfect for hosting long summer lunches or unforgettable parties.

A range of outbuildings, stables, and a smallholding currently accommodate goats, chickens and donkeys, offering a slice of the good life with potential for further business ventures.

Whether you're craving space to breathe, a stylish base for hybrid working, or a forever family home with room to grow, this one-of-a-kind property delivers country living without compromise.

Main house and outbuildings The ground floor comprises an entrance porch with cloakroom and a spacious study, which leads into a grand hallway with doors to all principal reception rooms.

The triple-aspect drawing room, designed by Icelandic artist Kristjana S. Williams, offers views and access to the rear garden.

There is a central brick fireplace, cast-iron wood-burning stove, original polished teak flooring and picture rails.

The second, double-aspect sitting room is currently used as a cinema room and offers French doors opening onto the rear garden.

The kitchen includes a comprehensive range of fitted units with integrated appliances and is partially open-plan to the dining area.

A large utility room and separate boot room complete the ground floor.

The first floor is home to the principal bedroom suite - the highlight of this family home - comprising a double-aspect bedroom with access to a private balcony overlooking the garden, two well-appointed en suites (one with a shower and the other with a slipper bath and shower), and an impressive walk-in dressing room with extensive fitted cupboards along two sides.

Also on this floor are two further double bedrooms (one with fitted cupboards) and a family bathroom.

The second floor offers two more generously sized double bedrooms, each with space for study or play areas, along with eaves storage.

A separate shower room serves this floor, making it ideal for children’s bedrooms. In the garden, a summerhouse with a decked terrace is currently used as a home gym.

Another outbuilding has been converted into a superb home office with a bar, wine fridge, broadband connectivity and views over the grounds.

Two additional outbuildings near the main house are currently used for garden storage and as a workshop, but could be reconfigured as a double garage or adapted for other uses, subject to planning consent.

Further outbuildings include a single stable, and a two-stable and tack room block providing shelter for the property’s animals.

Agents’ note: The main house offers potential to be extended to the side, subject to the usual planning consents. Planning permission has already been approved for a 10m x 7m extension.

Garden and grounds The south-facing formal garden wraps around the rear and side of the main house, with large expanses of lawn flanked by mature trees and a small pond.

The dining and entertaining area sits between the main house and the stable block and blends rustic charm with modern elegance.

The pergola patio is an inviting outdoor sanctuary - exposed wooden beams add architectural interest, while the combination of stone and gravel flooring enhances its appeal, making it an ideal spot for entertaining guests or enjoying a quiet meal outdoors.

Adjacent to this are eight raised beds for homegrown vegetables.

The north-facing paddock is securely fenced and ideal for keeping livestock, or could be used to create equestrian facilities if desired.

The ancient, well-maintained apple orchard produces an abundance of fruit and leads through to around three acres of woodland.

The securely fenced, south-facing field next to the stable block - approximately three acres - leads down to the lakefront.

Across the footpath and securely gated, a lakeside oasis awaits: A boardwalk winds through mature trees to a decked terrace right beside the lake.

This enchanting area is ideal for sunbathing or sundown relaxation, with tranquil views over Hedgecourt Lake.

Agents’ note: The current owners have a camping licence in place and have built an independent woodland cabin, currently run as a successful holiday let.

There is also permission for further cabins within the woodland. Please contact us for more information regarding separate negotiation of the cabin and potential income revenue.
