Withnell Fold, Withnell, Chorley, Lancashire, PR6 8BA

This beautifully presented cottage has been converted from two former mill worker cottages to form a large family home offering over 2000 SQ FT with three reception rooms, a farmhouse kitchen and four bedrooms.

The property retains many character features including log burning stoves; oak beams; stone floors; exposed stone walls as well as an original nineteenth century roll top bath.

This property is reached via a secluded cobbled lane.

Internally the property comprises; entrance porch, charming living room, with a wood burning stove, exposed stone walls, and York stone flagged floor.

The flagged floor continues into an unexpectedly large farmhouse style kitchen diner, with hand-crafted pine units, double ceramic kitchen sink and a range style cooker located in an attractive oak beamed chimney breast.

The farmhouse kitchen flows directly into a further sitting room with a multi-fuel stove; both have views on to a delightful Victorian courtyard which captures the late afternoon sun, making an ideal spot for a barbecue or a glass of wine.

There is a utility room with a downstairs W.C and a further generous reception room overlooking the front garden, also with multi-fuel stove, currently used as an office.

A wooden staircase leads to four bedrooms on the second floor. Two large double bedrooms have Victorian cast iron open fires and afford views over the village square to the front.

A third double bedroom with ensuite shower room and a fourth single bedroom look out to the rear of the property, over the village behind and towards the open hills.

There is also a large four-piece family bathroom with original nineteenth century Flemish roll top bath, feature double width sink and large shower.

A further staircase goes up into the attic space, which has been cleverly converted to make a quirky area, ideal for either a teenage pad or a play area, with additional ample storage space in the adjacent loft.

Externally, to the front there is a garden and parking for three vehicles. To the rear is a courtyard and generous amount of external storage for bikes etc and a large workshop.

For those of you that are not familiar with one of the prettiest villages in Lancashire, Withnell Fold is a delightful conservation area conveniently located just 5 miles from Chorley Town Centre, thus providing the ideal balance between rural country living combined with the convenience of all local amenities.

The 'model' village was built by the philanthropic mill owner, Thomas Parke, in the mid-nineteenth century to house the workers who worked at his papermill.

The mill once made the paper that made the bank notes for the Bank of England.

The village has its own tiny primary school which has consistently been rated as outstanding by Ofsted and Chorley has more than its fair share of excellent state secondary schools.

The private schools of QEGS and Westholme are also within easy reach. Withnell Fold also boasts its own sports and social club with thriving cricket and tennis teams.

This unique property is in a quiet and secluded location, convenient for walking and biking routes along the Leeds & Liverpool canal and surrounding countryside but also close enough to both the M65 and the M61 motorways to make commuting easy.
