***for sale by auction*** ***start - Thursday 29th October - 10AM ***close - Thursday 29th October - 1PM Churcher Estates present this semi-detached property, situated in a popular residential area of Ormskirk and offering an exciting opportunity for investors, developers or buyers looking to take on a substantial renovation project.

Requiring a full programme of modernisation throughout, the property provides an excellent blank canvas with plenty of potential to create an attractive family home.

The accommodation offers generous proportions and a layout that could be transformed to suit modern-day living.

To the front of the property is a well-sized reception room featuring a large bay window, allowing plenty of natural light into the space.

The ground floor continues into a further reception area, providing flexibility for use as a dining room, additional sitting room or potentially as part of a more open-plan arrangement, subject to the necessary works and permissions.

To the rear is the kitchen, which requires complete refurbishment and provides an opportunity for a purchaser to redesign the space to their own specification.

From here, the accommodation flows into a substantial conservatory overlooking the rear garden, creating additional ground-floor living space and providing direct access outside.

Upstairs, the property offers well-proportioned bedroom accommodation, with the principal bedroom benefiting from extensive fitted storage.

The remaining bedrooms provide flexibility for family accommodation, guest rooms or home working, while the family bathroom is also ready for updating as part of the wider renovation.

The property additionally benefits from useful loft space, offering excellent storage and further potential depending on a purchaser's requirements and any necessary permissions or building regulations.

Externally, one of the property's standout features is the generous rear garden. Currently overgrown and requiring landscaping, it offers considerable scope to create an impressive outdoor space.

There is also a detached garage/outbuilding positioned within the garden, providing additional storage or potential workshop space. This is a property where the potential is immediately apparent.

While significant works are required throughout, the size of the accommodation, generous garden and Ormskirk location combine to make this an interesting proposition for investors, developers and purchasers searching for a property they can completely transform.

Early viewing is highly recommended to fully appreciate the space, scope and potential this renovation opportunity has to offer.
