Flat 7, Melton House, London, SE20 8ND

A bright, well-proportioned one-bedroom top-floor flat, set within a handsome Victorian building quietly positioned off Anerley Park, just a short walk from Crystal Palace Park.

With a 999-year lease, off-road parking and no onward chain, this is a particularly appealing first purchase in one of South London's best-connected neighbourhoods.

Melton House enjoys a lovely position, set back from the main road within the grounds of an impressive Victorian building, with the added convenience of its own off-road parking space.

The flat occupies the top floor, giving it a greater sense of privacy, plenty of natural light and the welcome advantage of having nobody living overhead.

The reception room is a particularly good size, measuring 14'3 x 13'6, with two windows bringing light in from different directions.

One is a lovely arched sash window, a reminder of the building's Victorian origins, while the room's proportions make it easy to accommodate both a generous seating area and a proper dining table without either feeling compromised.

The kitchen is separate from the main living space, with fitted cabinetry, good worktop space and a window overlooking the surrounding greenery.

The double bedroom is another well-proportioned room, measuring 10'9 x 10'2, with space for a double bed and bedroom furniture.

There's also a bathroom with a full-sized bath and overhead shower, along with a window providing natural light and ventilation.

The layout works particularly well, with a generous living room, a separate kitchen and a proper double bedroom, rather than the compromises often found in flats of this size.

The exceptionally long 999-year lease is another significant advantage, providing long-term security and making this a particularly straightforward proposition for a first-time buyer.

The location is a considerable part of the appeal. Melton House is positioned just off Anerley Park, with the beautiful Crystal Palace Park within easy walking distance.

Its boating lake and extraordinary Victorian dinosaur sculptures are among the area's most recognisable landmarks, while Brown & Green's park café is a favourite for breakfast, coffee and weekend brunch.

The Sunday food market is another welcome addition, bringing together independent food producers, artisan bakeries and street food traders in the park every week.

For transport, Anerley station is the closest, approximately 0.2 miles from the building, with London Overground's Windrush line providing direct connections towards Shoreditch High Street and Highbury & Islington, as well as easy interchange with the Jubilee line at Canada Water.

Penge West and Crystal Palace stations are also nearby, approximately 0.3–0.4 miles away as the crow flies, offering further routes across London.

Penge East, approximately 0.6 miles away, adds direct trains into London Victoria. The surrounding neighbourhood has an excellent independent food and drink scene.

Penge High Street is home to Craft Metropolis, with its regularly changing selection of craft beers, while the Bridge House is a much-loved local pub with a beer garden, quiz nights and its own intimate theatre.

Along Anerley Road, you'll find Café Chic, Bob Wines and Chatsworth Bakehouse, where the sandwiches, freshly baked focaccia and inventive cakes have earned something of a cult following.

Further up the hill, the Crystal Palace Triangle offers an eclectic mix of independent restaurants, cafés, vintage shops, galleries and pubs, along with the Everyman Cinema and the popular Saturday food market on Haynes Lane.

Between Crystal Palace, Penge and Sydenham, there's an enormous amount to explore, with the park providing a wonderful green space right on the doorstep of the neighbourhood.
