The Property Some homes are beautiful. Some homes are interesting. Very occasionally, a home comes along that has a story to tell before you've even stepped through the front door.

This is one of those homes. Long before it became a family house, this building had an entirely different purpose.

It began life as a tomato shed, quietly doing the job it was built for against a North Wales hillside.

Around a decade ago, somebody looked at it and saw something else entirely, not just a renovation project, but an opportunity to create a home unlike any other.

What followed was a complete reimagining of the building into the architect-designed house that stands here today; a home that feels both bold and surprisingly gentle at the same time.

You arrive through electric gates onto a generous driveway with space for family cars, visitors, bikes, trailers and all the things life seems to gather over the years, alongside a double garage that sits naturally within the setting rather than dominating it.

Inside, the first impression lands exactly as the architect intended it to.

The staircase rises behind its glass balustrade towards a vaulted landing above, light spills in from every direction, and the volume of the space reveals itself all at once.

It feels calm, confident and remarkably welcoming for somewhere with such striking architecture.

Immediately to the right of the entrance sits a generous ground floor double bedroom with French doors opening to the front and built in wardrobes running along the opposite wall.

It is a wonderfully adaptable room that could make an exceptional guest suite, a place for an older relative to have a little independence, or perhaps the kind of home office that might almost convince you never to commute again.

The heart of the home unfolds beyond.

The main living space flows openly into the dining area, where there is room for a table large enough for Christmas dinners, birthday breakfasts and every other occasion.

Beyond this sits the kitchen, and it feels exactly where it should be, connected to everything without ever taking over.

Granite worktops wrap around the space, anchored by a central island that naturally becomes the place where people gather, whether invited to or not.

There is a range cooker, an integrated dishwasher, built-in wine cooler, sink unit and enough workspace to cook properly rather than simply prepare meals. Practicality hasn't been forgotten either.

The adjoining utility room continues the same granite surfaces and cabinetry, with plumbing for both washing machine and tumble dryer, an additional sink and access through to a ground floor shower room and WC that makes muddy dogs, sandy children and returning walkers considerably easier to deal with.

From the dining area an opening leads into the snug, and the atmosphere changes almost imperceptibly as you step inside.

The media wall creates a natural focal point and the room has a softer energy to it.

This is where films get watched, where rainy afternoons disappear, and where people inevitably migrate as the evening draws in.

It says a great deal about the design of this house that such a large open-plan space can feel so connected while allowing each part of it to have its own personality.

Then there is one of those details that reminds you this was a home designed by people who enjoyed the process.

Hidden behind a mirrored door sits a discreet safe room, tucked quietly away from the rest of the house.

Storage, hobbies, collections, music, gaming, wrapping Christmas presents in secret, it can become whatever the next owner needs it to be.

Underfloor heating runs throughout the property, quietly doing its job beneath your feet while the extensive glazing works its own magic in warmer months, drawing sunlight deep into the house and constantly connecting the inside spaces with the landscape beyond.

Upstairs, the galleried landing looks back down towards the entrance and living space below. The principal bedroom occupies its position beautifully.

The vaulted ceiling gives it an almost boutique hotel feel, while the ensuite wet room adds to the sense that this is a space designed for slowing down rather than simply sleeping.

The doors opening onto the balcony are the finishing touch.

The view stretches across fields towards the hillside beyond and it is the sort of outlook that quietly resets your mood before you've even had your first coffee.

The second bedroom is another generous double with mirrored sliding wardrobes and its own glazed door onto the balcony.

Bedroom three is equally well proportioned and also benefits from mirrored sliding wardrobes. The family bathroom deserves a mention of its own.

Twin sinks sit beneath generous mirrors, there is a walk-in shower, a bath for long evenings at the end of busy weeks and a Velux window overhead pulling daylight into the room.

It is unapologetically spacious and somehow manages to make even the chaos of a school morning feel slightly more manageable.

Outside, the double garage is accompanied by an adjoining gym space with bi-folding doors opening directly onto the patio and the views beyond.

There cannot be many places where exercise comes with quite such an impressive backdrop. It certainly makes the final ten minutes on the treadmill easier to negotiate.

The patio itself looks out across surrounding fields and the hillside beyond, while the lawned gardens provide enough space to enjoy without quietly stealing every weekend with maintenance.

It feels private once you're in it, sheltered and peaceful in a way that photographs never quite capture. More than anything though, what stays with you here is the feeling of the place.

It is ready now for its next chapter. Location Part of the appeal here is that you feel wonderfully removed from everything while somehow being remarkably close to it all.

Llandudno, Rhos-on-Sea, Conwy and Deganwy are all around ten minutes away, which means beaches after school, fish and chips by the sea, impromptu evening walks along the promenade and restaurants that stay busy long after the summer visitors have gone home.

These are places with year-round life in them rather than seasonal postcard charm. For families, the location works exceptionally well.

St David's College and Rydal Penrhos are both just a short drive away, while a good choice of primary and secondary schools sit comfortably within reach without the daily logistics becoming exhausting.

The Queens Head is close enough to walk to, which always feels like an underrated luxury.

Nearby you'll also find a local vineyard producing Welsh wines and hosting tastings that make for unexpectedly excellent afternoons.

There are stables close by for horse riding, and a bus route at the end of the lane that quietly makes life easier for teenagers discovering independence or parents trying to juggle three places at once.

The A55 is quickly accessible too, making school runs, hospital appointments, commuting and airport journeys refreshingly straightforward for somewhere that feels this rural.

Perhaps most importantly, this is a place where people still know each other. The community feels safe, welcoming and quietly supportive in the background.
