There are so few homes in London where you can enjoy a classy and leafy Conservation Area setting on high ground, directly facing a beautiful Victorian park, close to three Zone 2 stations and within minutes of excellent state schools.

You have just found one!

Carefully maintained and thoroughly enjoyed for multiple decades by the current owners, this handsome five bedroom bay-fronted townhouse measures in at 2184 square feet (excluding the sizeable loft, which is unexploited should you wish to increase the footprint in the future).

Your new house hosts many original period features; including sash windows and six(!) bay windows, original fireplaces and ornate coving, rose and picture rail detailing, and stripped floorboards.

A beautiful and zoned mature garden – running circa 100 feet – faces west with a twist of south. It’s a sunny one alright. Keep ticking those boxes!

The main entrance is via a traditional-tiled path through the original front door (in a rosy pink) to an impressive high-ceilinged hall with corbel detail.

The formal double reception, resting right of the hall, runs 29 feet to timber-framed glazed French doors, and your first access point to the garden (via stairs with lovely balustrading).

Also on this floor you have your double-aspect kitchen/dining room, of 25 feet by 10 feet. Modern-style fitted dark blue units feature in the kitchen, paired with granite worktops.

A second set of French doors to the bay window have a Juliet balcony, and glorious garden views are enjoyed here from the dining area.

Built-in storage comes in the form of a pretty dresser (in a yellow hue) and an original part-glazed cupboard with shelving next to this in the far alcove.

To the floor below and you have a large bedroom/reception/garden room (a smart blue tiled floor here) onto the garden.

This is 20 feet by over 11 feet with a built-in cupboard and shelving, and with not one but two bay windows; one to the side-return area and one with French doors out onto paving.

Next door is a neat shower room which doubles as your downstairs/guest w.c. Next you have a generous utility room, of over 12 feet by over 10 feet. This has a back door out to the garden.

If you preferred, you could make this a sixth bedroom.

Then to the front of the house you have a large room (of over 16 feet by over 15 feet) which is currently in use as a store room, but would make an excellent bedroom or additional reception room.

It has the property’s second entrance/front door, within the bay. We love the flexibility this place offers a grown/growing family, or those who like a load of sizeable rooms.

Going upstairs now, our ‘best bit’ is the grand principal bedroom across the front of the house, with dreamy views over the park and beyond to more pretty housing stock.

The room is an impressive size at 17 feet by over 15 feet, with built-in wardrobes to both alcoves, and a marble surround to your fireplace. Next door is a good double bedroom, of 13 feet by 11 feet.

You have your final, bright double bedroom at the back of the house, of over 13 feet by over 10 feet. And adjacent is the property’s main bathroom.

This has been very tastefully done and has an independent shower alongside the three piece white sanitaryware (which includes a traditional-style roll-top bath).

Fittings are modern and include a spray attachment by the bath (for hair washes/ease when cleaning).

This leafy, hillside residential area (once the home of Victorian poet Robert Browning) was developed in the late c.19th, replacing market gardens (which were owned by the Worshipful Company of Haberdashers who controlled the development) with high-standard housing, on broad and verdant streets.

Getting around; Walk to Nunhead Station in 10 minutes (plus a handy village-style high street area with bakery and wet fish shop), and New Cross Gate Station and Brockley Station in 14; covering all main commutes.

On-street parking is unrestricted. Local schools include Haberdashers’ Hatcham College (covering 3-18) and Edmund Waller (3-11).

There are also several popular nurseries to choose from within a short stroll.

Telegraph Hill's secret has been quietly seeping out since the Overground line at nearby New Cross Gate, Brockley and Queens Road Peckham stations opened-up fast transport into central London.

Here you can enjoy the connectivity of Fare Zone 2, with great views, Telegraph Hill's Upper and Lower Parks, a great community spirit and a weekly Saturday market in the lower park.

The Hill Station community cafe and pizza place (just next to the church) is very popular with locals and visitors alike.

A large Sainsbury's store sits behind nxg station for groceries, and there are cool independent shops, cafes and restaurants on both New Cross Road, Brockley Road and Queens Road, alongside the gastro-pubs.

Locally, we particularly like Corner (cafe), The Old Library Bar, Peckham Cellars, Beer Rebellion, Well & Fed, and Blackbird Bakery.

The Rose Inn, The Earl of Derby and Skehan's are all top local public houses (the latter has great live bands on weekends).
