121, North Hill, London, N6 4DP

Guide Price: £3,250,000 to £3,500,000 Positioned within the Highgate Conservation Area, this remarkable double-fronted late Victorian house was reimagined by Zac Monro Architects, transforming it into a light-filled contemporary home.

Designed to draw natural light deep into the plan while creating generous, flowing living spaces, it extends to approximately 2,680 sq ft.

Perched on an elevated plot, the elegant Gothic Revival façade is a fine example of late Victorian architecture, built from London stock brick and distinguished by twin bay windows and turrets.

Sculptural hedging and a mature magnolia tree frame the approach, setting the tone for the carefully considered interiors within.

The ground floor was reconfigured with the addition of a contemporary single-storey rear extension, creating a sequence of light-filled living spaces.

At the front of the plan, natural light filters through original timber sash windows, illuminating dark timber floorboards that run throughout.

The spaces now flow seamlessly into the contemporary kitchen, where a continuous run of poured concrete forms both the worktops and integrated low-level seating, lending the room a strong sense of cohesion.

The kitchen has an abundance of natural light filling the space from the skylight opening overhead and the picture window with seating at the end of the room.

With the exception of a Fisher & Paykal fridge/freezer all the appliances are neatly integrated within the bespoke cabinetry.

The dining area faces out towards the sliding glazed doors which open out onto the verdant garden.

On the floor, there is also a handy WC and steps leading down to the cellar, which has been tanked and provides ample storage space.

Ascending up the stairs and a vibrant carpet draws the eye upward and toward a suntrap roof terrace, which provides a further outside space and a private retreat.

On the first floor there are three well-sized double bedrooms decorated with deep, rich hues and the spacious, monochromatic family bathroom which has a bath along with a walk-in shower.

A sculptural staircase ascends to the principal suite on the second floor, where a row of rooflights frames views of the garden and fills the entrance with natural light.

Thoughtfully designed to make the most of the pitched eaves, the bed and shower are neatly integrated into the architecture, while a freestanding bath is positioned beneath a dramatic bank of glazing.

The expansive garden extends into what was once an orchard, culminating in two garages set against the walled boundary.

Rear access provides excellent storage and offers scope for a garden studio, subject to the necessary consents.

Framed by mature trees, evergreen planting and generous swathes of lawn, the garden has a wonderfully established character, offering both space and privacy.

North Hill sits within the sought-after Highgate Conservation Area.

To the north, is Highgate, with its village-like character, historic high street shaped by independent shops, cafés and long-standing institutions. Green space is a defining part of life here.

Waterlow Park offers sweeping views back across the city and a series of landscaped gardens that feel quietly removed from London.

Close by, Hampstead Heath provides a more expansive, untamed landscape, while the historic Highgate Cemetery adds a layer of cultural depth and architectural intrigue.

For everyday essentials, Highgate maintains a strong independent spirit.

Local favourites such as Greens of Highgate and The Grocery Post sit alongside butchers, delis and wine shops, creating a high street that feels both practical and characterful.

Coffee and daytime spots are equally well considered, with neighborhood staples like gail’s Highgate and Tarns Bakery, and the tucked-away Queen’s Wood Cafe offering relaxed places to spend a morning or afternoon.

Also nearby is Crouch End, the vibrant and much-loved neighbourhood with a strong community feel and plenty to see and do.

There are two independent cinemas including the Picturehouse Cinema and ArtHouse Crouch End, along with a leisure centre and lido.

A host of coffee shops provide ample places to enjoy a flat white but favourites include the newly opened Sourdough Sophia as well as a handy Waitrose.

The food scene leans towards understated quality rather than trend-driven dining.

Alongside The Flask, there are well-regarded options such as Red Lion & Sun, a classic gastropub with a focus on seasonal British cooking, Gatehouse and Osteria Tufo, a refined but relaxed Italian restaurant on the high street.

Culturally, Highgate offers a quieter but meaningful programme.

Jacksons Lane is a well-regarded arts venue known for contemporary performance, while Upstairs at the Gatehouse provides an intimate theatre setting above a historic pub.

The presence of Highgate Bookshop further reinforces the area’s creative character. The nearby Boogaloo, remains a classic and raucous music venue.

Transport connections are straightforward, with Highgate Underground Station and Archway Underground Station both within walking distance, providing Northern line services into the City and West End, alongside regular bus routes running along Archway Road
