The Dell, Cuckfield, RH17 5AD

A beautifully appointed and maintained 4 bedroom family house with 2 ensuites and a landscaped easy to maintain garden, situated in this quiet private close, a short walk of the picturesque High Street.

Built by Linden Homes in 2006 this little side road off The Dell is home for just 2 properties and thus offers complete peace and tranquility.

The present owners have enhanced the building by replacing all the windows, soffits and gable ends.

They also built a second patio at the top of the garden which complements the main terrace along the back, and the honeysuckle arbour terrace on the upper level.

Internally the kitchen unit doors have also been updated to add a flourish of style and zen to this important room that has space for the kitchen island as well as an area for a sofa and chair.

A useful study, separate dining room and sizeable lounge with fireplace complete the ground floor along with a spacious hall, cloakroom and utility room.

Upstairs the open landing leads to the four bedrooms and bathroom. A hatch to the loft with drop down ladder reveals a huge additional area, ripe for conversion, subject to consent.

Both the master and guest bedrooms have their own ensuites, with a family bathroom serving the other 2 bedrooms.

Doors from bedroom 1 and 4 open to a mini balcony with glass enclosures, sufficient for a cafe table and chairs.

The rear garden has been professionally landscaped and is designed for those seeking an outdoors that requires minimal regular maintenance, yet has real context and design excellence.

A wide terrace across the rear is accessed from the kitchen providing a wonderful location for patio furniture and alfresco dining.

Steps lead to a lavishly stocked upper level with mature shrubs continuing to a private arbour and brick paved second sun terrace.

The adjoining garage has separate access onto the garden from the side. In front of the garage and the house itself is additional parking, allowing for 4 cars with ease.

AGENTS NOTEThe communal areas are cared for via an independent property management company who arrange the upkeep of the common parts such as the playground and open grassland.A small bi-annual fee is charged to all residents to cover these costs and to add to a sinking fund for future costs, which in the current year is £353.85 invoiced 6 monthly.

LOCATION Situated at the very end of this modern development, the property's key feature will be its proximity to the village High Street, with its shops, pubs, cafes, pharmacy and the Ockenden Manor Spa.

Cuckfield has a beautiful spired church, a highly regarded primary and secondary school, golf, tennis, football and cricket clubs, there is also a skate park and miles of countryside walking and cyling to enjoy.
