About
A three-bedroom character conversion on a popular road about half a mile from Cirencester’s vibrant Market Place, including private parking and a rear garden.
Description Close to the heart of Cirencester, this terraced mews house once formed part of the Queens Head public house, a popular Victorian watering hole which closed in 2008 and was later converted to houses.
At the centre of the mews, the property has been fully modernised and is well presented while retaining some of its original character, such as exposed beams and an open fireplace.
Downstairs, the house is entered onto a spacious sitting room, the front window overlooking Watermoor Road.
To the rear there is a well-proportioned open plan kitchen and dining room, which is fitted with wall and base cabinetry and has space for appliances.
The room is lit from above by three Velux windows and leads out onto the rear garden, extending the entertaining space in the warmer months.
On the first floor there is a principal bedroom with en suite shower room and built-in wardrobes, in addition to a family bathroom. The remaining two double bedrooms are situated on the second floor.
Outside A small front courtyard separates the house from the pavement, with iron railings and a pedestrian gate enclosing a neat, paved space that’s ideal for pots or refuse storage.
To the rear there is a charming town garden with great potential for further landscaping.
Currently the garden is laid to a mix of low-maintenance gravel and paving, with a series of raised planters for growing shrubs. A small tree provides an attractive feature.
Stone steps lead up to a rear garden which provides access to a private parking space approached via Stepstairs Lane. There is further on-street parking available locally.
Location The Roman town of Cirencester is often referred to as the Capital of the Cotswolds and, being at the intersection of the Fosse Way and Ermin Way, it is extremely accessible.
Watermoor Road is a popular street just outside the town centre, about 0.4 miles from the Market Place.
The town has a plethora of excellent boutiques and restaurants and has a number of open green spaces, including Cirencester Park, the Abbey Grounds and St. Michael’s Park.
More extensive shopping, leisure and educational facilities can be found in Cheltenham, Swindon, Bristol and Oxford, including Cheltenham College and Cheltenham Ladies and Wycliffe.
There are further good schooling options locally in both the state and private sector, including Deer Park and Kingshill secondary schools in Cirencester and Farmor’s in Fairford, as well as Hatherop Castle, Beaudesert and Westonbirt.
A good range of sporting opportunities in the area include various golf courses, racing at Cheltenham, sailing and watersports within the Cotswold Water Park, polo at Westonbirt and Cirencester Park and a number of high-profile equestrian events including Badminton and Blenheim horse trials.
Communications are first class with a direct service from Kemble (approximately four miles) to London Paddington taking approximately 75 minutes.
Both the M4 and M5 are easily accessible via the A417/A419 dual carriageways.
Square Footage: 1,265 sq ft Directions From the Savills Cirencester office proceed east on the Market Place and at The Bear Inn, turn right onto North Way and continue onto South Way.
At the crossroads, turn right onto Lewis Lane and take the first left onto Watermoor Road.
Continue for 0.3 miles where the property will be found on the right-hand side, just after the turning to Stepstairs Lane. Additional Info Services - Mains water, electricity, and drainage.
