It sits in the heart of Shrewsbury, yet is just far enough away, surrounded by historic buildings that form the character and history we all love in Shrewsbury.

Being within walking distance of the train and bus stations is a real bonus; now add easy access to Shrewsbury's major roads heading west and south without even crossing the town centre.

A little bit about the property This property is not just super-sized; it has so many options.

Currently, the ground floor is used as a large retail shop with a separate stock room and a downstairs room that can be used as an office.

The first floor is a very large two-bedroom apartment with a spacious kitchen-lounge-diner and a lovely bathroom, and bedroom two has its own WC.

From the first floor, a separate stairwell leads to additional accommodation: A very useful studio apartment with its own en-suite shower room. It is worth noting that each floor has its own access.

From an Investment Point of View This property has all the potential to generate a good return.

We believe the shop portion could be rented out for around £2,000 per month, and the vendors already have an interested party.

The first-floor apartment could also generate a minimum of £850 per month, and the studio apartment could generate £600 per month.

That is a minimum expected yield of £3,450 per month, or £41,400 annually.

There is also the potential to convert this property, with the correct planning consent, into three apartments or a single house.

From a Homeowner's Point of View If you look at what this could become as a home, it is very exciting.

With a total of 243 sq metres of living space, you could create-again, with the correct planning consent-something very special.

Imagine a bright and airy open-plan ground floor utilising the front bay windows, an inner hallway with a large living room and kitchen-diner on either side, a separate utility room, and a playroom or study.

The stairs to the first floor are wide and have lots of character. A rejig of the first floor could create three very large double bedrooms-and why not add an en-suite as well?

This floor also has some great character features, including exposed wooden beams. Now, the second floor offers multi-generational living or the opportunity to generate extra income as a holiday let.

That's food for thought! To top it off, the front of this property has real curb appeal, has lots of character, and complements the historic feel of Frankwell.

Conclusion This is not just a property; it is an opportunity for investors or someone with vision who wants to create an iconic home in one of Shrewsbury's best locations.

Converting this property into a house has the potential to add tremendous value, again with the correct planning consents.
