Goodrich, Ross-on-Wye, Elevated Position, HR9 6JF

Hillbrow As the name suggests, this period property stands on the brow of Coppett Hill, one of the most well-known peaks in the Wye Valley Area of Outstanding Natural Beauty.

The four-bedroom Edwardian home exhibits a mesmerising panorama of a picturesque village, patchwork fields and distant mountains beyond its enchanting English country garden.

Location: Coppett Hill takes centre stage in the spectacular famed picture-postcard view from Symonds Yat Rock, in which the River Wye winds its way through the rocky landscape.

Permissive pathways give access to the Coppett Hill Common nature reserve - a mixture of woodland and open hillside - and offer marvellous outlooks stretching from the Brecon Beacons to the Malvern Hills.

The village of Goodrich sits at its base, and this boasts two excellent country pubs - The Hostelrie and The Cross Keys, both of which consistently receive rave reviews for their welcoming atmosphere and delicious food.

In addition, Goodrich has a fantastic village hall that frequently hosts various events and operates as a pop-up cinema.

There is also a centrally located church, a tennis club, a cricket club and a tearoom.

In the centre of the village, there is an extremely well-regarded primary school which attained a 'Good' Ofsted score.

Arguably, Goodrich is most well-known for its commanding 11th-century hilltop castle which stands on its northern fringe, beside the River Wye.

Goodrich also sits around five miles in either direction between the popular market towns of Monmouth and Ross-on-Wye, both of which feature good comprehensive schools, independent shops, cafes and reputable restaurants - but Monmouth also offers the prestigious Haberdashers private schools.

A range of convenient road networks is nearby. The A40 is a short distance away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds.

Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London.

In addition, the M50 motorway can be joined at Ross-on-Wye, and this gives good access to the M5.

The home at a glance: Hillbrow is tucked away behind a set of electronic gates and a long driveway extends uphill towards the property.

The front garden sets a captivating introductory scene; A Mediterranean-style garden is brimming with hydrangeas and lavender and there is a verdant lawn, framed by well-stocked borders which are awash with colour.

A pergola which supports a labyrinth of wisteria, roses and clematis, stands in the far corner and presents an idyllic spot to soak in the sublime setting.

It is worth noting that there are several seating areas scattered throughout the grounds to ensure that all corners of the gardens can be enjoyed.

A flagstone path and patio terrace wrap around the home and lead to the showstopping south and west-facing rear garden, which has been landscaped to create level terraces.

Vibrant blooms grow in abundance and there is a phenomenal backdrop of the quaint village of Goodrich with its striking 13th-century church, and the sprawling countryside further afield.

At the top of the garden, there is a mixed orchard and raised beds. This grants a particularly pleasing vantage point over the magnificent rural vista, including a glimpse of Goodrich Castle.

Inside, every room in the property - which is in the region of 3,000 square feet - is generously proportioned and touches upon the arts & crafts architecture style.

There are four capacious reception rooms and, of these, three flow seamlessly into one another.

The largest is the sitting room and this beautifully bright, dual-aspect space carries a beamed ceiling, picture rails and a carved stone fireplace with a wood-burning stove.

It also exhibits a particularly pleasing view of the garden and splendid surroundings.

This is centred between the triple-aspect conservatory and the formal dining room which bears a bay window, picture rails and a beamed ceiling.

Across the hall, there sits a snug/study which is equipped with fitted bookshelves. A cupboard in the far corner of the room accommodates the recently fitted Worcester boiler*.

The kitchen/breakfast room features a painted beamed ceiling and timelessly elegant shaker units with hard-wearing Maia countertops*.

There are several modern integrated appliances which include an Electrolux double oven and a separate microwave, an Indesit dishwasher, an AEG induction hob with a Neff extractor fan.

There is also a 1 + 1/2 sink with a mixer tap, an under-stair cupboard, and a dining zone which showcases the far-reaching countryside landscape.

In the far corner, a door leads through to the utility room which has provision for a washing machine, extra storage space, an additional sink and two doors leading outside.

A staircase in the reception hall leads up to a light and airy landing, which gives access to four double bedrooms, all of which boast elevated views over the glorious natural surroundings.

Of these, the master bedroom features a box bay window, picture rails and an arch-shaped door which gives access to a Jack-and-Jill shower room that includes a step-in shower with a non-slip base, a pedestal wash basin, a WC, a heated towel rail and a Velux window.

Another bedroom has access to the Jack-and-Jill shower room. This also features picture rails and a quirky triangular arch-shaped door which presents storage in the eaves of the property.

This level of the property also accommodates a dressing room next door to the master bedroom and a family bathroom with a sunken bath, a basin, a WC, a shower and a heated towel rail.
