Built only seven years ago to a very high specification, it boasts excellent eco-credentials (EPC rated B), underfloor heating throughout the ground floor, and high-speed fibre broadband connection.

Having both large open-plan living spaces, and numerous additional reception and study rooms, it is the ideal home for relaxing, entertaining, work and play.

ON THE GROUND FLOOR A canopied porch shelters the front door, through which one enters the spacious hallway.

To the right, paired doors open into the large open-plan living area which comprises kitchen/dining and family room.

The Italian-designed kitchen has a sleek and modern finish and is well-equipped with a central island and full range of high quality German built-in appliances that include twin ovens, an induction hob, refrigerator and freezer, and dish-washer.

Adjacent to the kitchen is the utility room, which then gives access through a further door to the garage.

In the centre of the space is the dining area and then to the rear of the house is the family room, with sliding patio doors that span the entire width of the room and open on to the garden.

A perfect arrangement for those with young children, but also a great space to entertain, especially in the summer months.

On the left of the entrance hall are a snug/music room with built-in storage cupboards, a study and to the rear of the house a large Living room with sliding patio doors that span the entire width of the room and open on to the garden.

A generously-proportioned cloakroom completes the downstairs accommodation.

There is underfloor heating throughout the ground floor, and in all bathrooms to give that cosy feel, with an additional child-friendly benefit of wipe-down paint on all the walls.

Economical Smart lighting throughout the house can be adjusted for brightness and colour in each room, either by wall switches or by a phone app.

UPSTAIRS The stairs lead up to a spacious landing, around which each of the upstairs rooms are arranged. There are five double bedrooms, two of which are en suite.

The principal bedroom features a large dressing room, with fitted wardrobes to each side, and this leads through to a magnificent bathroom with splendid free-standing bath as well as a separate walk-in shower cubicle.

Bedroom 2 also has a generously-proportioned en suite shower room. There are then three further bedrooms, and a family bathroom. All bathrooms benefit from underfloor heating.

OUTSIDE The property is one of two houses that are set somewhat apart from their neighbours, overlooking a wide central green planted with trees.

It is set within a plot of approximately 0.25 acres, with a paved driveway to the front of the house leading to the double integral garage, and parking for 2-3 vehicles, flanked by areas of lawn and bordered by a laurel hedge.

To the rear, the south-facing garden comprises an elegantly landscaped terrace, perfect for outdoor dining and entertaining, and an area of lawn with magnificent views over open fields and woodland towards Notoaks Wood, a protected area of designated ancient woodland.

The integral double garage benefits from a rear door giving direct access to the garden, and there is a further door set into the garden wall that opens to the roadway beside the house, ideal for transporting garden waste, etc.

STONESFIELD Stonesfield is a typical Cotswold village, standing on elevated ground overlooking the beautiful Evenlode valley, some 4 miles west of Woodstock, around 10 miles from Oxford.

Once famous for the quarrying of traditional Cotswold roofing slates, Stonesfield remains an active and thriving community today.

There is a fine 13th century church, a village shop and post office, farm shop, garage, hairdressers, a village hall, community centre and library, and a well-regarded primary school with adjacent playground, sports field, and allotments.

Residents can also enjoy deliveries of fresh produce, including meat and milk from local farms, directly to their door. And at the heart of the village is the community-owned pub, The White Horse.

TRANSPORT The village benefits from excellent transport links, and there are direct trains to Oxford and to London Paddington from Charlbury railway station (1 hr 15 mins), as well as regular bus services to Chipping Norton, Woodstock and Oxford.

And, while the wider road and motorway network is easily accessible, there is no main road through the village itself, which helps to preserve the peace and tranquillity that residents value so highly.

SCHOOLS There are a number of excellent local schools.

Finstock Church of England and Holy Trinity Catholic primary schools are both rated ‘Outstanding’ by OFSTED, while for older pupils there is the Marlborough Church of England School in Woodstock (rated ‘Good’) only 5 miles distant.

Stonesfield is also within easy reach of the many excellent schools in Oxford, including Magdalen College School, St Edward’s, Headington School, d’Overbroeck’s, and The Dragon.

Many of these schools also operate private bus services which stop at convenient locations nearby.

LEISURE Set within some of Oxfordshire’s most beautiful countryside, Stonesfield is an ideal base for walking, cycling or horse-riding, with numerous walks and bridleways leading to nearby villages and sites of interest.

Stonesfield Common is a site of special scientific interest (SSSI) comprising an area of almost 68 acres of pasture and ancient woodland, home to many rare species of wildflowers and butterflies.

To the rear of the house, there are beautiful views across the fields to the Blenheim Estate just outside Woodstock, which hosts a wide range of events throughout the year and offers a number of member benefits to local residents.
