3, Old School Buildings, St. Clements Yard, Archdale Road, East Dulwich, SE22 9HP

Nestled off Lordship Lane, next to North Cross Road and its delightful Saturday market, St.

Clement’s Yard is home to seven exceptional properties set within beautiful converted Victorian school buildings (dating back to 1871). Here is your chance to bag the biggest!

The sensitive treatment and refurbishment of no.

3 (overseen by the architect and artist owners who have enjoyed over three decades here!) delivers multiple levels, extremely flexible living space, fantastic light, retained and celebrated architectural features alongside practical and modern additions, and a sunny, entertaining-friendly roof terrace (of about 15 square metres) with far-reaching vistas.

Allocated off-street parking completes the package.

For schools, you have excellent ones in very close proximity; Harris, Goodrich, Heber (3-11), and The Charter School East Dulwich (11-18), plus Independent schools including Alleyn's, jags and Dulwich College.

Getting around? Walk just 10 minutes to East Dulwich Station, or pick up a bus to town from Lordship Lane (185 for Victoria/176 for Tottenham Court Road and 40 to Clerkenwell Green).

Denmark Hill and Peckham Rye are nearby too, both on the Windrush Line, with City Thameslink and National Rail services to Clapham Junction (13 minutes), Blackfriars (12 minutes), Victoria (10 minutes) and Shoreditch (23 minutes).

East Croydon is also under 30 minutes away, with direct services to Gatwick Airport. Open your front door and the original stone and brick stairwell takes you up to the generous top landing.

On the way up are several clever storage areas and absolutely loads of wall space for your very own gallery. The largest section of your new home is set across what used to be light-filled classrooms.

In current setup here you have a delightful windowed bathroom (with roll-top bath and an independent shower), with a large flexible space adjacent which could easily be sectioned off to create two double bedrooms.

This area can currently be closed off to create a large separate room with a long gallery wall.

Next you have your open-plan kitchen, which can be hidden away (using concealed pocket doors and drop-down blinds) when using the massive reception for entertaining or exhibiting.

Your huge main reception is a total jaw-dropper, with dizzying vaulted ceilings (~25 feet at the apex!), and original timber beams.

These impressive arcs are anchored by stone quoins in the exposed brick walls.

There are plentiful windows (sash and Velux, plus timber-framed glazed doors opening onto a south-facing Juliet balcony); the best of these is the large round leaded window which is set above a sleek, toughened-glass-floored mezzanine level with exposed steelwork.

This is currently in use as a generous home office/creative studio while allowing light to flood down to the area below. Inspired! Access your private roof terrace from this area.

This is a brilliant, low-maintenance decked space with awesome views over the local rooftops to the London-skyline, with distant views of Canary Wharf and The Shard.

At the opposite end of the property, an open-tread timber and steel staircase takes you upstairs to two double bedrooms.

One overlooks the vast reception space, the other is set to the rear of the building, with its own windowed en suite shower room.

A ladder-stair right up into the eaves gets you to two bonus spaces affording fabulous views north and south. Leaving the seclusion of St.

Clement's Yard, North Cross Road is a mixed residential/smart-commercial locale, with wonderful offerings (an independent book shop, cute eateries, a florist, a high-end hairdresser etc.) and the regular foodie/creative Saturday market that's not to be missed.

As well as having North Cross Road and Lordship Lane quite literally on your doorstep, you are within easy walking distance of Peckham’s Bellenden Road and Rye Lane.

Goose Green, Peckham Rye Park and Common, Dulwich Park, Dulwich Picture Gallery, and Horniman Gardens are also close.

East Dulwich leisure centre is nearby, for pool, gym and classes and there are various private Yoga and Pilates studios around and about.

Plus there are two local cinemas to choose from: A Picturehouse, a 5 minute walk away on Lordship Lane, and an independent on Rye Lane (Peckham Plex).

Local drinking establishments of note include The Palmerston, The Lordship, The Clockhouse, The Great Exhibition, The edt, and The Actress. Grocery shopping?

On Lordship Lane we like smbs, The Cheese Block, Mons, Moxon's, William Rose and Bruno's. There is an M&S Food Hall also.

If you are eating out, we recommend locally: Monkatsu, Thai Corner Cafe, Evi’s, Kartuli, Yama Momo, Spinach and Chi, all within a few hundred yards.

For more options, you are close to Dulwich Village, Peckham, Nunhead, Camberwell, and Herne Hill.
