38, St. James Road, Tunbridge Wells, TN1 2JZ

Perfectly placed to enjoy the convenience of a central location, Stanmore House is a handsome, double-fronted late Victorian detached villa, comprehensively and sympathetically restored to an exceptional standard.

With fine, symmetrical stucco elevations beneath a slate-tiled roof, the house was designed and constructed c.1890, reflecting the Neoclassical influence of Georgian architecture.

Meticulously restored and upgraded by the present owners, great care has been taken to preserve the character and period detailing of the house while bringing its infrastructure up to modern standards.

Tall ceilings, deep skirting boards and elegant cornicing are complemented by sash windows, some retaining their original shutters and coloured glass inserts, together with a wrought-iron staircase and a variety of marble fireplaces.

The renovation included newly plastered walls and ceilings throughout, a full programme of rewiring and new plumbing with a pressurised water system and engineered oak flooring to the ground and lower-ground floors, with underfloor heating to the drawing room and kitchen/dining room.

The internal layout has been thoughtfully adapted to create generous, sociable living spaces, while the bathrooms have been beautifully refitted with white sanitaryware and marble tiling.

Arranged over four floors, the natural light-filled accommodation extends to approximately 3,134 sq ft, together with an additional 261 sq ft of garage and wine room space.

A sophisticated neutral palette complements the house’s period character while creating a distinctly contemporary feel.

The gracious drawing room features a large bay window and a remote-controlled gas fire set within a marble surround, while the study provides excellent fitted storage.

Spanning the rear of the house and enjoying an attractive outlook over the garden, the open-plan kitchen/breakfast/dining room forms a wonderful focal point for the house.

Designed and fitted by Neptune, it features solid timber, hand-finished cabinetry, Silestone worktops and a substantial central island, together with a six burner Rangemaster dual-fuel range cooker, Quooker tap, two integrated fridge/freezers and a Bosch dishwasher.

French doors open directly onto the terrace and garden.

The lower-ground floor provides highly versatile additional accommodation, including an atmospheric dedicated cinema room and a generous family room which could also be used as bedroom five if required, together with a spacious bathroom.

There is also a bespoke wine room with fitted cabinetry, while a well-appointed utility room is fitted with further Neptune cabinetry.

With separate external access, this floor offers excellent flexibility for guest or multigenerational accommodation.

Laid out across the upper two floors are four well-proportioned double bedrooms, each with fitted storage.

The principal bedroom suite is particularly spacious and light-filled, with wall-to-wall fitted wardrobes and an en-suite shower room with a Neptune vanity unit.

Two further double bedrooms are located on the first floor, with an expansive fourth bedroom on the second floor.

The family bathroom is beautifully appointed with a Neptune double vanity, freestanding clawfoot bath and separate shower.

Outside To the front, the house is set back behind mature hedging, with a gravelled driveway providing generous off-road parking for several cars.

Attractive planted borders and steps with wrought-iron railings lead to the front door. A double-length garage provides excellent parking and storage.

To the rear, a wide paved terrace enjoys a southerly aspect and provides an ideal space for outdoor dining and entertaining.

Steps lead down to the private lawned garden, framed by established herbaceous borders, mature hedging and a magnificent Liquidambar tree.

To one side, there is gated, useful additional space and external access to the lower-ground floor.
