Greenacres, Old Ide Lane, Exeter, EX2 9RY

A Standout Family Home with Exceptional Space, Gardens, Parking, Garage and Potential. Offered with no chain in the sought after village of Ide.

Full description Beautifully positioned within a quiet no-through road in the sought-after village of Ide, this impressive detached three double-bedroom family home offers an exceptional amount of space, both inside and out.

Occupying what is understood to be one of the largest plots and homes that were built within the same sequence by the same builder.

The property was believed to once be owned by that builder who constructed several of the surrounding homes, and it is immediately apparent that this house was designed to stand apart from the rest.

With generous accommodation, two reception rooms, bathrooms on both floors, a large driveway, garage and an expansive wraparound garden backing directly onto open fields, this is a home with enormous potential.

While some areas would benefit from modernisation, the property has been exceptionally well cared for, including the installation of a new combi boiler in 2023.

Ground Floor Approaching the property, a generous driveway provides parking for approximately two to three vehicles, with a substantial lawn and storage shed to the side.

There is access to the garage, the main entrance and a side gate leading through to the rear garden.

The front door opens into a useful entrance porch, providing an ideal space for coats, shoes and outdoor equipment before entering the main house.

The exceptionally spacious hallway immediately gives a sense of the scale of the property, providing access to all of the ground-floor rooms as well as the staircase to the first floor.

The living room is a particularly impressive space, featuring a triple aspect which floods the room with natural light and creates a wonderfully bright and airy environment.

Built-in shelving and an existing fireplace provide attractive focal points.

The kitchen/diner is another excellent-sized room, fitted with a range of units and offering plenty of space for family dining.

While the kitchen would benefit from some modernisation, it has been very well maintained and provides a fantastic foundation for creating a contemporary family kitchen.

Leading from the kitchen is an exceptionally large utility room/boot room, which also houses the combi boiler.

With such generous proportions, this space offers exciting possibilities and could potentially be incorporated into the kitchen to create a much larger open-plan kitchen and family area, subject to any necessary consents.

There is also a second reception room, providing superb flexibility for modern family life.

This could be used as a dining room, playroom, home office, additional sitting room or even a downstairs bedroom if required.

Completing the ground floor is a family bathroom with bath and overhead shower, wash hand basin and a separate WC.

There is also internal access to the garage, adding further convenience and practical storage. First Floor Upstairs, the generous proportions continue with three large double bedrooms.

The principal bedroom benefits from a wonderful double aspect, with beautiful views extending across the nearby fields and over the property's own gardens.

Bedrooms two and three are also excellent-sized rooms, both offering fitted cupboards and lovely green outlooks.

A first-floor shower room comprises a shower, WC and wash hand basin, while a large storage cupboard provides valuable additional storage space.

Outside It is arguably outside where this property truly comes into its own.

The exceptionally large wraparound garden extends around the side and rear of the property, providing an amount of outdoor space that is rarely available with homes of this type in this location.

With such a substantial plot, there is considerable potential for further development or an extension, subject of course to the relevant planning permissions, while still retaining an impressive amount of garden.

The garden features beautiful blackberry trees, providing fruit during the summer months, along with a large patio area which is perfect for entertaining, outdoor dining and enjoying long summer evenings.

There are also two substantial lawn areas, providing plenty of room for children and pets to play.

The Location Ide offers the best of both worlds: A peaceful village environment with a genuine rural feel, while remaining remarkably convenient for Exeter and the surrounding road network.

The village has a lovely community atmosphere, with a local post office, village pub and friendly neighbourhood feel.

There are stunning countryside walks right on the doorstep, while supermarkets are approximately five minutes away.

A wider selection of pubs, restaurants and bars can also be found within easy reach without compromising the peaceful village setting.

Despite its rural position, Exeter city centre is only around 15 minutes away, while excellent access to the A30, A38 and M5 makes the property particularly well positioned for commuters and those travelling further afield.

The area also benefits from well-regarded local schools, adding further appeal for families.

A Home Full of Potential This is a property that offers something increasingly difficult to find: Space, privacy, a substantial plot and genuine potential.

Although some modernisation would allow the new owners to bring the property into line with their own tastes, it has been lovingly maintained and is presented in excellent condition for its age.

Early viewing is highly recommended to fully appreciate the size, setting, plot and possibilities this unique home has to offer.
