The planning of this house was based on maximising space for key areas and minimising other areas to reduce running cost.

Access to all areas is considered - all stairs are just 6 steps; there is space for a small lift. Core facilities are on one level or just 6 steps away.

Eco-friendly elements are minimal maintenance, low CO2 heating including solar panels, extensive insulation and rain water harvest.

The outside area is minimised but includes car parking, washing line, outside dining, with water feature and roof sun terrace with almost 360 degree views from Bolton moors to the Cheshire plains including Trafford ski slope and the Jodrell Bank telescope.

Water: Rainwater is stored in a tank below the drive, pumped and filtered and piped to toilets and showers. Mains water is connected for all drinking and cooking areas and for teeth cleaning.

Taps can direct mains water to all the house or to selected taps supplying filtered rain water. Water pressure can be changed on the water pump in the plant room but has performed well set at 2 bar.

Maintenance is annual change of each of 3 filters in the basement plant room. Heating: Domestic water is heated by the off peak electricity supply each night.

This usually is sufficient to supply hot water all day. There is a facility to boost this through the day by air source heat pump. This is controlled by a time clock in the garage.

Room heating is controlled by a thermostat in each room directing hot water from the plant room tank to under floor heating pipes via a thermostat controlled manifold.

The room thermostats are individually controlled. There is a supplementary radiator in the main en-suite, the airing cupboard and the lounge.

The top floor wet room has an individually controlled electric towel rail. The main heating system has a diversity to minimise cost. A large storage tank in the plant room is heated by solar power.

This feeds the under floor heating distribution manifold. This does not require any action and maintenance. A ground source heat pump of 3 kilowatts also heats this tank.

This again requires no maintenance or control but can be turned off if needed to be. An air source heat pump of 9 kilowatts is controlled from a panel in the garage.

This supplies a tank in the plant room. It is normally set to maintain 40 degrees. It can increase to 50 degrees but this has never been needed. At 40 degrees there is a 4.2 to 1 benefit.

Every kilowatt of electricity gives 4.2 kilowatts of heat. At 50 degrees this is around 3 to 1 benefit. The heat pump has a programmer in the garage. This has never been used as a programmer.

It is set to frost protect, normal use or holiday use. The heat pump has been left on full time. Underfloor heating takes 48 hours to reach temperature from cold.

Lowering the temperature at night is not feasible as it takes over 24 hours for the house to cool down.

Lowering the output temperature of the heat pump with a ‘holiday use’ setting cuts costs for holidays.

The individual room thermostats rarely demand heat for 6 months of the year as the house is well insulated so the heat pump does minimal work.

There is little maintenance other than annual change of thermostat batteries and occasional check on system water pressure in the plant room.

Adding water is by two taps above the ground source heat pump in the plant room. The pressure gauge is on the right of the thermostat manifold. Air circulation: The house has a sealed air circulation.

There is a heat exchange fan in the utility room that blows out air via ducting around the house.

Heat is taken from outgoing air and transferred to incoming air which is then distributed around the house. The manufacturers claim that the heat saved here covers the cost of the forced circulation.

The air extraction is from most rooms including kitchen and toilets.

This requires maintenance of annual change of filters which is a 1 minute job and occasional cleaning of the heat exchanger perhaps a half hour every two years.

It can be set with the winter or summer settings. Alarm: A Yale alarm is fitted this can be set within the house or remotely by internet access. There is no annual service contract.

Web access: most rooms are wired for web access but a WiFi system is used. Some areas are difficult to gain access as the walls are thick. Boosters are fitted as required.

The office uses wired access. EXCELLENT SCHOOLS nearby : Rowan Tree Primary School, “ OUTSTANDING “ Ofsted. Green Fold School, “ OUTSTANDING “ Ofsted.
