Lilac Cottage, Fryern Court Road, Fordingbridge, SP6 1LZ

An enchanting Grade II listed cottage with a wealth of historical features and character set in beautiful gardens of approximately 0.6 acres. No onward chain.

Steeped in history, Lilac Cottage is an enchanting Grade II listed thatched cottage nestled in the historic hamlet of Burgate, a short distance to the north of the Avonside town of Fordingbridge.

The cottage is believed to hark back to the 16th Century, with later additions in the 18th and 20th Centuries, and the original internal timber framework is very much evident as one passes through its rooms.

The rich period detail including a plethora of exposed beams and timbers, an Inglenook fireplace and a studded door into the inner hall combine to create an almost tangible sense of heritage.

With the advantage of a potential ground floor bedroom, the cottage offers flexible accommodation that could suit a number of needs; a spacious central reception room and traditional country-style kitchen are complemented by a range of three - four bedrooms, ground and first floor bathrooms, whilst practical matters are served by the utility room.

Externally, the cottage sits in an eye-catching, wonderfully stocked garden plot approaching 0.6 acre that offers sunshine, shade and privacy in equal measure.

Fryern Court Road lies to the north of the Avonside town of Fordingbridge, a semi-rural position close to open farmland yet conveniently only a few minutes drive from the town itself.

Fordingbridge (approximately 1 mile) offers a good range of local services, including independent shops, a building society, leisure facilities and an excellent health centre.

Educational needs are well served by the well respected primary and secondary schools within the town, a further primary school in the village of Breamore and, in the private sector, Forres Sandle Manor, found on the westerly outskirts of the town.

The local road network supplies convenient access to the regional centres of Salisbury, Bournemouth and Southampton, all of which provide mainline links to London.

There are international airports at Southampton and Bournemouth which are both within a 30 minute drive.

The surrounding countryside provides myriad walking, riding and cycling opportunities via numerous paths and bridle ways, whilst the New Forest National Park lies approximately 3 miles to the East.

To the side of the cottage is a gravelled driveway with ample parking for 2 - 3 vehicles and access to the garage with power and light connected.

The cottage sits to the front of a beautiful, diverse garden plot that amounts to approximately 0.6 acre, an attractive attribute of the property and one that will undoubtedly appeal to gardening enthusiasts.

From the rear of the cottage is a private flagstone and brick patio with water feature, which provides the perfect spot for al fresco dining, entertaining or relaxing.

The principal garden beyond is laid to lawn with established, well-stocked flower beds and borders and mature trees that create pockets of shade.

An internal fence and pedestrian gate open to a further section of garden outlying to the west of the cottage where an attractive laburnum and rose clad pergola stretches away towards a shaded summerhouse that could offer alternate use as a studio/home office.

A further area of enclosed, level lawn suggests itself as a suitable croquet lawn and in the far corner of the garden is a greenhouse and shed. New Forest District Council. Tax Band F.
